Full description of the position
The Land Acquisition Manager is responsible for identifying and acquiring, through purchase and/or option contracts, land for development; conducting due diligence, conceptualizing development plans and coordinating with engineers and city officials to entitle land development projects; identifying product segments offering opportunities to expand our footprint; facilitating regional expansion into other geographic markets through acquisition or organic growth. Job Tasks: 1. Land Acquisition a. Collaborate with President, COO, VP of Sales and Marketing and VP of Land & Development to identify land needs. b. Identify land parcels available in the market, complete research on same, and make recommendation on product mix and suitability for development. c. Evaluate land parcels to determine suitability for development. d. Negotiate purchase and option agreements on development land e. Identify land not currently listed for suitability for development and approach land owners. f. Manage all aspects of land identification, land acquisition, and due diligence leading to contract and closing. g. Prepare reports and communicate land development proposals to senior management. h. Conceptualize development plans for each parcel of land to maximize return and marketability. 2. Regional Expansion a. Explore, evaluate, analyze, plan, and position company to expand in other markets b. Identify specific lot and land opportunities in those markets c. Establish relationships with local HBA, developers, Realtors, land brokers, real estate experts, and market research firms d. Establish relationships with trade partners in expansion markets and compile construction bids and estimates e. Establish management team f. Prepare business plan and budgets for presentation to senior leadership g. Visit markets as needed to complete job tasks Job Requirements Bachelor's Degree preferred; Business Administration, Communications, or related field. 3-5 years of experience in Land Acquisitions, Sales, or Marketing in Construction or Real Estate industry Strong self structure and communication skills needed.
