Business Development A*ssociate This position works with the business development team to introduce new clients to our company by offering conceptual level pricing. Early design documentation is often used and should be quickly and efficiently used to create a pro forma number for a client to relate possible financial viability of a potential project. The nature of this position is to offer support to potential clients in the predevelopment phase of a project. while understanding the cost of service. Responsibilities: * Cost modeling is a predevelopment phase of a project that has been received before the preconstruction department has been given the project. * Revisions for a customer need to be approved via task from the BDE since a new deal project will be opened to ensure proper cost allocations occur. * Opportunities will be transferred to operations with any drawings at 50% or more. The associate creates a task to payroll that a project needs to be created and sets up a turnover meeting. The associate will lead the meeting to organize how future client interactions will move forward. * Associates are responsible to engage operation teams as the project's design status goes beyond the schematic designs. Similarly, each Associate must look at iterations at the conceptual level for the company to keep costs of conceptual estimating milestones through the projects design intent and budget constraints of the client. * The goal of conceptual estimating is to steer project decisions to balance design intent, budgetary goals and constructability at conceptual stage with client's Opportunities. * Associates understand that multiple conceptual budgets will initially be needed as potential Opportunities are more visionary than practical. Sketches or renderings will be used by the Associate, who will transfer to operations with buildable drawings. * As the Opportunity progresses into the design development phase, the designs are refined into more detailed and realistic plans, the Associate will transfer to operations for further cost effort may be required from other departments * The Associate oversee Opportunities thorough preliminary discussions with the owner to confirm and clearly define and document the scope that should be reflected the conceptual estimate
