Role Overview: We are looking for a motivated and driven Home Advocate to join our team as a Sales Representative. In this role, you will be responsible for speaking with homeowners in challenging situations--whether financial distress, foreclosure, or property in disrepair--and closing deals for discounted, off- market properties. You will work directly with sellers to understand their needs, educate them about our services, and guide them through the process of selling their property to Capital Home Buyers. You'll play a key role in the acquisition of properties by building rapport with homeowners, negotiating fair offers, and ensuring smooth and successful closings. Key Responsibilities: * Engage with Homeowners: Contact homeowners facing financial distress, foreclosure, or owning properties in poor condition to discuss their situation and potential solutions. * Consultative Selling: Listen to the homeowners' challenges, assess their needs, and present a fair, no-obligation cash offer for their property. * Property Acquisition: Negotiate and close deals on properties, securing contracts and ensuring both parties are satisfied with the agreement. * Manage the Sales Pipeline: Follow up on leads, track progress, and ensure timely communication with homeowners throughout the process. * Document & Close Deals: Ensure all required paperwork is completed and submitted correctly to facilitate quick and smooth closings. * Nurture Relationships: Establish trust and build long-term relationships with homeowners by providing exceptional service and helping them navigate difficult situations. * Collaborate Across Teams: Work with acquisition, marketing, and closing teams to ensure a seamless experience for homeowners and ensure successful property acquisitions. * Lead Generation: Actively seek out new leads through various outreach methods, networking, and marketing campaigns. What We 're Looking For: * Proven experience in sales, real estate, or customer service, with a focus on closing deals and solving problems. * Previous experience in real estate, particularly with distressed or off-market properties, is a plus. * Strong communication and negotiation skills with an ability to empathize and build rapport with homeowners in challenging situations. * Detail-oriented, highly organized, and able to manage multiple leads and projects simultaneously. * Goal-driven, self-motivated, and results-oriented with a passion for helping people. * Familiarity with real estate contracts, pricing, and the closing process is preferred but not required. * Ability to work in-person; remote work is not an option.
