DISCLOSURE : Let's Grow COO is recruiting for Janis Properties LOCATION REQUIREMENT : Must reside within a 30 minute driving distance of our office at 2700 Canyon Blvd Ste 200, Boulder, CO 80302. 50% of your time will be spent traveling to appointments throughout Boulder County and the Denver area, and the remainder spent prospecting and following up with leads. JOB SUMMARY : As a Sales Representative, your responsibilities will encompass receiving and relentlessly following up with leads, negotiating deeply discounted purchases of off-market properties, and adeptly preparing and securing contracts to ensure seamless and triumphant sales procedures. It's perfect for someone with awesome sales skills that's looking to break into the real estate industry WHY YOU SHOULD WORK WITH US: *Employment Status & Hours: *Full-Time, W-2 employment, 40 hours/week, Monday through Friday, 8am to 6pm, with evenings and weekends as needed by the company. * Salary : For your first 6 months while you learn our systems and build your pipeline, we'll pay you a $3,500/month base salary as a draw against future commissions. Then transition to a minimum wage as a draw against future commissions payment structure. * Total Income Potential: Incredibly generous tiered commission structure, based on gross profit you generate for the company. The more you generate, the higher your commission split. Quarterly bonuses awarded ($2,500 to $15,000) for exceeding stretch goals. On target annual earnings potential = $100K to $150K for average performers, and much more for top-tier talent. (Top associates have made over $250,000/year) * Benefits: Paid federal holidays off, earn PTO (up to 13 days/year), $500/mo. stipend on top of base salary so you can pay for your own health insurance, cell phone, and internet usage. ESSENTIAL DUTIES AND RESPONSIBILITIES: * Nurture strong client relationships and provide outstanding "referral worthy" service * Ensure swift responses to all leads and inquiries, within 5 minutes or less * Immediately call back any missed / abandoned calls * Conduct "discovery calls" with all new seller leads to build rapport and pre-screen sellers based on their motivation level, sense of urgency, and other selling indicators * Run basic property comps, and estimate After Repaired Value and renovation costs * Follow our proven sales process to negotiate deeply discounted purchases of off-market properties * Prepare necessary documentation, including contracts and letters of intent, to facilitate sales transactions * Regular follow up calls, text messages, and emails to all leads on a predetermined schedule based on their motivation level, until the lead is considered "dead" * Proactively address client concerns and foster trust throughout the closing process * Collaborate efficiently with the team to ensure all transactions close as smoothly as possible * Maintain comprehensive records of all lead interactions in our CRM system * Deliver daily updates for accurate KPI reporting * Seek guidance from the sales managers as needed * Attend weekly sales training and all company meetings MINIMUM QUALIFICATIONS: * Location: Fully local and available to visit properties in the Boulder and Denver areas * Experience: No Real Estate experience is preferred - you'll learn that on the job. But 5+ years experience with a proven track record of consistently being a top performer in B2C Sales, Door-To-Door Sales, High-Ticket Sales, Conflict Resolution, or related fields is a must. * Education: High school diploma required. Bachelor's degree in business administration, sales or a related field preferred, but not mandatory * Technology : Must have a reliable computer and smartphone, and be software proficient (especially with Google apps for business, CRM 's, DocuSign, Adobe PDF, etc) * Skills: Strong communication, negotiation, and relationship-building skills; adaptable and tech-savvy. Comfortable with cold calling and high-volume outreach. Familiarity or willingness to learn our CRM and real estate valuation systems. * Behavioral Traits : Thrives on building relationships and assisting others in challenging life situations. Must embrace a "solutions over problems" mindset. Self-starter with an incredible work ethic, and strong time management skills. Demonstrates positive initiative and focus in a fast-paced environment. Exceptional drive and determination to consistently produce top-quality results. Has a personable demeanor, and exudes a positive, "Go Giver" attitude. Works well under pressure with a sense of urgency. Patient when having hard conversations. * Assessments: Must complete Predictive Index behavioral (Captain/Maverick/Persuader profiles preferred) and cognitive benchmarks (250 out of 450 or higher) * Other Requirements: Clean background check, valid driver's license, and reliable transportation * Bonus Points Awarded: To those who are bilingual in Spanish, as well as former First Responders, Military NCOs, College Athletes, and Bartenders. Familiarity with real estate in the Boulder and Denver areas is a huge bonus!
