Role: We're looking for a Real Estate Acquisitions Specialist who knows how to show up, follow through, and close deals daily. At Home Cash Offer Pros, you'll be speaking with homeowners over the phone, building trust, and securing contracts that fuel our growth. You'll be the first point of contact representing our brand--setting the tone for a transparent, supportive, and solutions-driven experience for every seller we serve. What You 'll Do: As an Acquisitions Specialist, you'll take ownership of your pipeline and turn conversations into signed purchase agreements. You'll connect with homeowners, identify their needs, and create win-win solutions that align with our investment criteria. No property visits needed, this is strictly phone sales. You'll guide sellers through a stressful process with clarity and confidence, ensuring they feel heard, respected, and supported from start to finish. Responsibilities: * Establish, develop, and maintain strong relationships with homeowners, ensuring every interaction is professional, transparent, and solutions-focused. * Move all leads and prospects to the correct stage in the CRM throughout the day, ensuring full accuracy and real-time updates. * Maintain a clean, organized, and up-to-date acquisitions pipeline within the CRM to support forecasting and team coordination. * Follow up diligently and consistently with sellers over extended periods to build trust and convert warm leads into signed contracts. * Educate sellers on our cash-offer process from an expert perspective, clearly explaining timelines, terms, and benefits while setting proper expectations. * Participate in training and performance reviews, allowing the Director Of Acquisitions to shadow calls and provide constructive feedback. * Be available Monday through Friday from 9 a.m.-6 p.m. EST to take calls and advance deals through the pipeline. * Collaborate closely with the Transactions and dispositions teams to develop strategies for serving sellers and optimizing deal flow. * Identify and report emerging patterns of objections or negative seller feedback to the Director Of Acquisitions to improve processes and communication. * Ensure smooth transition of each signed contract to the Transactions and dispositions teams by providing thorough notes, photos and context. Results: * Consistently build trust and rapport with homeowners, resulting in higher appointment-to-contract conversion rates and positive seller feedback. * All leads are accurately categorized and updated in the CRM daily, ensuring total visibility for leadership and eliminating stalled or mismanaged prospects. * A clean, organized acquisitions pipeline is maintained at all times, enabling reliable forecasting and seamless collaboration across acquisitions, transactions, and dispositions. * Warm leads are nurtured effectively, leading to increased follow-up conversions, reduced lead drop-off, and more contracts secured over time. * Sellers clearly understand our cash-offer process, contributing to smoother negotiations, fewer objections, and faster decision-making. * Coaching and feedback are implemented consistently, resulting in measurable performance improvements and stronger close rates quarter after quarter. * Availability during core hours ensures rapid response times, keeping deals moving forward and preventing missed opportunities. * Cross-team collaboration enhances deal flow, producing faster contract processing, fewer operational bottlenecks, and improved seller satisfaction. * Patterns in objections and feedback are identified early, allowing leadership to refine scripts, processes, or offers to boost overall effectiveness. * Contracts transition seamlessly to the Transactions and Dispositions teams, reducing delays, minimizing errors, and ensuring every deal enters the next stage fully prepared for closing.
