Top Producing Sales and Leasing Team with CL3 Property Management seeks licensed Real Estate Broker or Residential Leasing Agent. CL3's office is based in the Lincoln Park neighborhood in Chicago. Our service area covers properties located in downtown Chicago and surrounding neighborhoods, as well as near north, northwest and west side neighborhoods. We specialize in property management for owners of individual, luxury properties, such as condominiums, townhomes, single family homes and multi-unit residential properties. Chosen candidate will work with Top producing real estate broker and team by assisting with high volume sales and leasing business. Candidate will work DIRECTLY with EXCLUSIVE clients from properties that CL3 manages for 3rd party owners. Current portfolio covers high quality rental properties in Chicago's most popular neighborhoods with high rental price points. Neighborhoods in include Lincoln Park, Lakeview, Old Town, Gold Coast, River North, Bucktown, Wicker Park, Logan Square, West Loop, Downtown, South Loop and more. Candidate will lease properties from portfolio and have opportunity to convert additional high quality and high value leads from those listings as well as individual sphere of influence. In addition, qualified candidate will assist Top Producing Broker with residential sales business, while broadening candidate's own sales business. Leasing Responsibilities * Assist in listing and actively marketing properties through rental and multiple listing service sites, emails, internet, social media and company and external website postings * Personally accompany prospects on showings of the properties * Present properties in a professional manner at all times and showcase features of units and buildings * Negotiate lease terms between tenants, tenants' agents and property owners * Secure tenants and assist with tenant application, background check process, and lease/disclosure documentation * Assist with building association move in documentation and coordinate initial rent, deposit, and move fee collections. * Generate additional leads and clients by advertising postings through multiple online channels and consistent, professional follow up and contact with prospective tenants. * Meet team and productivity standards as well as meet monthly/weekly/daily goals. Sales Responsibilities * Assist Top Producing Broker/Team with administrative, marketing, lead generation/management, CRM and data entry, price analysis, feedback, client communications, property showings and other needs throughout the property purchase or sales process. * Assist in listing and actively marketing properties for sale through multiple listing service and other residential sales sites, emails, internet, social media and company and external website postings * Personally accompany clients and prospects on showings of properties. * Attend open houses, appraisals, inspections and walkthroughs in servicing clients throughout the sales process. * Present properties in a professional manner at all times and showcase features of units and buildings * Identify homes that meet the specified criteria of clients and work with clients to refine needs and wants throughout the sales process. * Negotiate terms between buyers, sellers, agents and property owners * Generate individual sales business by actively cultivating leads and seeking clients who which to buy, sell or lease property. * Meet team and productivity standards as well as meet monthly/weekly/daily goals. Skills: * Self-Motivated and Professionally Driven * Strong communication and sales skills * Attention to detail and follow up with lead business * Strong scheduling and multi-tasking abilities * Knowledge and familiarity of Chicago neighborhoods preferred * Strong social media and marketing skills preferred * Works well individually and takes ownership of responsibilities * Proficient in Microsoft Office Suite, contact manger and cloud based systems * Residential leasing and/or sales experience preferred Qualifications: * Candidate must be Licensed Illinois Real Estate Broker or Leasing Agent * Candidates can be considered for Leasing responsibilities only, if candidate initially wishes to focus on leasing and has Leasing Agent license. * Bachelor's degree in business, marketing, communication, real estate or related field preferred. * Candidate must be willing to work weekends and evenings in fast paced environment, based on schedule needs of sales and leasing clientele and property showings requests. * Candidate must have insured vehicle and driver's license in good standing * Candidate must have personal smart phone and laptop with internet access Position is full time/contract and 100% commission based.
