Position Overview The Sales Associate plays a key role in supporting Cedar & Sage's sales strategy across multiple regions. This role partners closely with regional 3rd-party brokers, the Sales & Marketing Director, Business Development, and the leadership team to ensure each community is positioned correctly, priced appropriately, marketed effectively, and absorbed efficiently. This role requires close collaboration with the Eagle, Idaho leadership team. Candidates should be located near Eagle, Idaho or willing to relocate. The ideal candidate is analytical, relationship-driven, detail-oriented, and committed to delivering results that support Cedar & Sage's growth goals. Key Responsibilities1. Sales Strategy, Lead Generation & Broker Management * Drive sales performance across assigned markets in partnership with regional 3rd-party brokers. * Strategize and implement systems to generate new leads and increase buyer engagement. * Manage, support, and hold accountable the realtors/brokers representing Cedar & Sage projects. * Assist with interviewing, evaluating, and selecting 3rd-party brokers for new or existing markets. * Ensure brokers execute agreed-upon marketing plans, reporting expectations, customer experience standards, and community representation. 2. Market Research & Product Advisory * Conduct market research to determine recommended product type, size, floorplan mix, pricing, amenities, and finishes for each market. * Advise leadership on competitive landscape, demand trends, and buyer demographics. * Produce Comparative Market Analyses (CMAs) for new and ongoing projects. 3. Sales Absorption Forecasting & Exit Strategy Planning * Forecast monthly absorption rates (units/month) using market data, competition, and historical patterns. * Help develop and maintain alternative exit strategies, including lease-option programs, rentals, or other disposition strategies when sales slow. * Monitor shifting market conditions and recommend strategy adjustments. 4. Transaction Support & Contract Management * Participate in PSA (Purchase & Sale Agreement) negotiations with buyers, brokers, and internal teams. * Manage contracts, addendums, timelines, and closing requirements. * Ensure all sales files are accurate, complete, and compliant. 5. Marketing Collaboration * Work closely with the marketing team on campaigns, digital content, signage, community branding, and events. * Provide sales insights to improve lead conversion and messaging. * Support marketing activities such as open houses, broker outreach, model home launches, and community events. 6. Home Design Input * Assist in aligning home design with market expectations and buyer preferences. * Provide feedback on layouts, plan variations, options, and finishes to improve product competitiveness. 7. Sales & Marketing Level-10 Participation * Attend regular Sales & Marketing Level-10 meetings with the Sales & Marketing Director. * Contribute updates, identify issues, and help drive accountability and progress on quarterly priorities. 8. Business Development Support * Assist the Business Development team in compiling data, reports, and presentations for potential new developments. * Provide research, CMAs, absorption forecasts, and competitive insights to support feasibility analysis. 9. KPI & Performance Accountability * Deliver on sales KPIs established by leadership. * Maintain clean, accurate CRM data and reporting. * Provide weekly updates on leads, traffic, sales, absorption, and strategy adjustments. Qualifications * Experience in residential sales, real estate development, brokerage, or related field preferred. * Strong analytical skills with the ability to interpret data and provide actionable recommendations. * Excellent communication, relationship-building, and negotiation skills. * Familiarity with CMAs, MLS systems, and contract documentation. * Must be proficient in sales-tracking CRMs such as HubSpot; Buildertrend experience is a plus. * Understanding of new construction sales, buyer behavior, and real estate market trends. * Experience with lead generation and sales enablement tools. * Ability to collaborate across departments, including Sales & Marketing, BD, and Construction.
