Full description of the position

The Dual Property Director of Sales & Marketing is responsible for leading and executing the strategic and tactical commercial strategy for an AC Hotel by Marriott and a Hyatt Place, with direct accountability for total sales performance, booking targets, profitability, and marketing effectiveness at both properties. This role requires an entrepreneurial, market-dominating mindset, blending hands-on sales leadership with high-level strategic thinking to shift market share, acquire new high-performing accounts, and drive sustained revenue growth. The position plays a critical role in evaluating business opportunities through a profit-focused lens, ensuring all commercial decisions support long-term value creation. Reporting jointly to the Area General Manager and the Corporate Director of Commercial Strategy, this position ensures strong alignment between on- property execution and corporate commercial objectives. The Dual Property Director of Sales & Marketing partners closely with General Managers, Revenue Management, Marketing, Operations, and Ownership to ensure both hotels are competitively positioned while maintaining full compliance with Marriott and Hyatt brand standards. Key Responsibilities Dual Property Sales, Revenue & Market Leadership * Maintain individual annual booking, revenue, and profitability goals for both the AC Hotel and Hyatt Place. * Lead strategic and tactical proactive sales efforts including prospecting, outbound sales calls, presentations, site tours, and client entertainment. * Drive market dominance by acquiring new high-performing accounts, expanding share within existing accounts, and outperforming competitive sets. * Identify opportunities to shift market share through creative, out-of-the-box sales strategies aligned with each brand's positioning. * Drive group, corporate negotiated, SMERF, and local account production aligned with demand patterns and revenue optimization goals. * Monitor booking pace, account production, business mix, and segmentation; adjust strategies to maximize revenue and profit contribution. * Partner closely with Revenue Management to optimize pricing, inventory controls, and channel mix using Marriott and Hyatt revenue tools. * Build and maintain strong, long-term relationships with key accounts benefiting one or both properties. * Ensure full compliance with brand commercial standards, reporting requirements, KPIs, and audit processes. Marketing, Digital & E-Commerce Strategy * Oversee marketing initiatives including SEO performance, TravelAds strategy, digital visibility, and brand-aligned collateral for both properties. * Ensure accuracy, optimization, and compelling positioning of content on Marriott.com and Hyatt.com platforms. * Manage OTA content accuracy, imagery, and promotional participation in alignment with brand guidelines and ROI objectives. * Collaborate with Marriott and Hyatt digital, marketing, and loyalty teams to maximize conversion, visibility, and brand-direct production. * Leverage Marriott Bonvoy and World of Hyatt loyalty platforms to drive repeat business and lifetime guest value. * Analyze digital traffic, booking behavior, and channel performance, translating complex data into clear, actionable strategies for stakeholders. * Support online reputation management and review-generation strategies consistent with guest experience and brand expectations. Dual Property Leadership, Coaching & Commercial Execution * Provide structured, efficient, and inspiring leadership to on-property sales teams at both hotels (where applicable). * Coach, mentor, and develop sales talent, fostering accountability, high performance, and professional growth. * Develop and execute annual sales and marketing plans, budgets, and action plans with profitability as a primary focus. * Conduct regular sales meetings, pipeline reviews, and performance evaluations rooted in data-driven decision-making. * Support complex negotiations, citywide demand, and accounts that may flex between properties based on need dates and rate strategy. * Partner with General Managers and Operations to align commercial strategy with service delivery, brand standards, and guest experience. * Lead or support commercial strategies related to renovations, transitions, rebranding, or repositioning initiatives. Cross-Functional & Strategic Collaboration * Partner cross-functionally with Revenue Management, Marketing, Finance, and Operations to deliver integrated, profit-driven commercial strategies. * Participate in weekly and monthly forecasting, budgeting, and business review meetings with a strong analytical and financial focus. * Conduct regular business evaluations to ensure sales strategies deliver optimal revenue, margin, and long-term value. * Represent both hotels at community, industry, and client-facing events to strengthen local market presence and brand reputation. * Foster a collaborative, performance-driven culture focused on revenue growth, profitability, guest satisfaction, and brand loyalty. Skills & Abilities * Highly effective verbal and written communicator, capable of translating complex data into clear, actionable insights for stakeholders * Proven leadership and coaching skills with the ability to inspire, influence, and align teams across two brands * Strong analytical, forecasting, and strategic planning capabilities with a profit-first mindset * Entrepreneurial, innovative thinker with a demonstrated ability to dominate markets and outperform competitors * Tech-savvy, with strong proficiency in CRM systems, digital platforms, and data-driven sales tools * Ability to manage multiple priorities across different brand standards, systems, and timelines * Structured, organized, and efficient while remaining adaptable in a fast-paced environment * Exercises sound judgment, discretion, and professionalism at all times Qualifications One of the following required: * 3-5 years of progressive hotel sales leadership experience (dual property or multi-brand preferred), luxury or upscale lifestyle experience required, OR * A 4-year college degree and at least 2 years of hotel sales leadership experience, luxury or upscale lifestyle experience required, OR * A 2-year college degree and at least 3 years of related hotel sales leadership experience, luxury or upscale lifestyle experience required Additional Requirements * Valid driver's license in the applicable state * Compliance with employment eligibility requirements * Advanced knowledge of Marriott and Hyatt sales, marketing, and revenue management practices * Proficiency in Microsoft Office, hotel CRM/sales systems, and brand platforms * Ability to travel regularly between assigned properties Pay: $120,000.00 - $135,000.00 per year Benefits: * 401(k) * Dental insurance * Employee discount * Health insurance * Life insurance * Paid time off * Vision insurance Work Location: In person
