Boise, Idaho-based home builder Tresidio Homes is seeking an experienced Land Acquisition Manager with a strong track record in market analysis, due diligence, and strategic site selection. This role will be responsible for identifying, evaluating, and securing land opportunities that align with the company's growth objectives, while coordinating closely with internal teams to support long-term development planning. Land Acquisition Manager Job Description: The Land Acquisition Manager is responsible for sourcing, underwriting, negotiating, and closing land acquisition opportunities throughout the Treasure Valley (Boise MSA). Based in Tresidio Homes' corporate office in Meridian, Idaho, this role supports the company's long-term growth through disciplined land strategy, market intelligence, and execution. This position operates with a high level of autonomy, leading land acquisition efforts from initial sourcing and underwriting through contract negotiation and closing. The Land Acquisition Manager is responsible for evaluating land use and financial feasibility, structuring and negotiating transactions, and managing contracts through execution, while providing targeted support to the due diligence process in coordination with internal teams and consultants. The ideal candidate is deal-oriented, highly analytical, and deeply familiar with local market dynamics. Success in this role requires sound judgment, strong financial acumen, and the ability to adapt acquisition strategies in changing market conditions. Primary Responsibilities: * Source and identify land acquisition opportunities through GIS analysis, active prospecting, market research, and relationships with brokers, landowners, and developers. * Evaluate land opportunities through detailed financial underwriting, land use analysis, entitlement review, and risk assessment. * Negotiate purchase agreements, options, amendments, and transaction terms in coordination with executive leadership and legal counsel. * Manage land contracts from execution through closing, including tracking critical dates, contingencies, and deliverables. * Support the due diligence process by coordinating with internal teams and external consultants as needed. * Support entitlement and rezoning efforts through participation in meetings with municipalities, consultants, and community stakeholders. * Provide regular updates to executive leadership through weekly land meetings and ongoing deal reporting. * Maintain accurate land acquisition files, including contract summaries, critical dates, maps, and status reports in accordance with company document control standards. * Collaborate with executive leadership to maintain and update the rolling land inventory and acquisition forecast. * Monitor market conditions, pricing trends, competitive activity, and entitlement environments to inform acquisition strategy and deal structuring. * Cultivate and maintain key industry relationships to support consistent deal flow and market awareness. Education: Bachelor's degree in Finance, Real Estate, Business, Civil Engineering, Urban Planning, or a related field. Experience: Minimum 5 years of experience in residential land acquisition, real estate development, or homebuilding, with a focus on single-family projects. Qualifications: * Strong financial and analytical skills, including land underwriting and deal evaluation. * Working knowledge of land acquisition processes, real estate contracts, land use planning, zoning regulations, and development fundamentals. * Experience navigating local zoning, entitlement, and development constraints. * Highly organized with the ability to manage multiple transactions and priorities simultaneously. * Excellent written and verbal communication skills. * Proficient in Microsoft Office (Excel and Word); experience with financial modeling tools preferred. * Ability to work independently, exercise sound judgment, and drive results with minimal supervision. * Detail-oriented problem solver capable of managing complex, time-sensitive transactions.
