Job Title: Real Estate Acquisition Specialist (Commission Only) Location: Greenwood Village, CO Job Type: Independent Contractor (1099) Compensation: Commission-Based Only (Average $100K-$200K+ per year based on performance, uncapped). (Avg. 120-150k 1st year, 2nd-3rd year 150-200k+, 4-5th+ years 180-300k+) Schedule: Full-Time | Monday-Friday | In-Person Only About the Role: We are seeking a motivated and driven Real Estate Acquisition Specialist to join our dynamic in-person team. This is a commission-only, 1099 contractor position, ideal for sales professionals who are hungry to close deals and build a six-figure income based solely on performance. In this role, you'll be responsible for sourcing, negotiating, and securing residential property acquisitions for investors and local corporate contacts. While company leads may be provided, they are not guaranteed--your success will be based on your ability to convert opportunities and maintain consistent deal flow. What We Offer: * High Earning Potential: this is a smaller company, with that we do not have the overhead of larger firms. Our commission structure pays 2-5x higher than industry standard. Minimum 100k+ earnings required/expected in first year to stay and grow with this team. * Daily in person, hands on training , you learn by closing deals right away, very hands on. * First several weeks will be in person 1 on 1 training learning the foundation of the business, how contracts are structured, and how investors run numbers on large capital investments. * Supportive Team Culture : Daily collaboration and training to help you hit your targets. * Clear Expectations: Minimum average of 2 closed deals per month is expected to remain in good standing (24-25 houses/deals closed per year minimum) Key Responsibilities: * Identify, analyze, and negotiate residential property acquisitions * Manage the entire sales process from lead contact, to contract, to closing * Conduct property walkthroughs and property valuations * Build rapport with property owners , sellers, and their real estate agents * Update CRM and track pipeline activity daily * Meet or exceed monthly performance targets (clear goals on number of offers expected, deals contracted, closed, etc...) * Picking up the phone and negotiating deals, must be willing to make phone calls to agents/sellers (NOT cold calls) inquiring about property interest and offer status. Qualifications: * Experience in the industry is not required, but you must be willing to learn and be coachable. * Proficient use of computers and technical skills required, much of this job is using real estate MLS integrated systems and contract programs. * Strong negotiation and interpersonal communication skills * Self-motivated and goal-oriented mindset * Reliable transportation and ability to work and showings (need a car) * Must be comfortable working on a 100% commission basis * Real estate license is required to start the job , we encourage anyone unlicensed that is interested to apply, if it is a fit we can help get you started on the real estate license process (takes 1-3 months on average to acquire) This Role is For You If: * You're confident in your ability to close deals and thrive under commission-only structure * You want autonomy over your income and are ready to hustle * You're comfortable being held to high-performance standards and want to be rewarded accordingly * You're looking for a long-term opportunity with high growth potential in the real estate investment space * You want to become a real estate investor yourself and want to work with other investors to learn the business. * We obviously do not discriminate, but in the interest of full disclosure, this is a group of younger professionals. College degree or office/professional/sales experience is required.
