Home Buying Specialist (Acquisitions & Seller Relations) Location: Hybrid / Remote (Must reside in Southeast Wisconsin) Employment Type: Full-Time, W-2 (Commission-Heavy) ABOUT STILLWATER PROPERTIES Stillwater Properties is a disciplined, process-driven real estate investment company headquartered in Beloit, WI. We work directly with homeowners to purchase properties, renovate them, and resell them. JOB SUMMARY As a Home Buying Specialist, you are accountable for guiding homeowners through a clear, ethical decision-making process and converting qualified appointments into quality contracts. From first contact through signed agreement, you own the seller relationship, negotiation, and deal quality. Training, support, and coaching are provided, but consistent execution is expected. This role rewards professionals who operate with discipline and ownership. COMPENSATION & UPSIDE * Commission-heavy compensation with a ramp draw * Progressive monthly commission tiers based on gross profit: - $0-$60k GP: 8% - $60k-$120k GP: 10% - $120k+ GP: 12% * Average performers earn six figures * Top performers earn significantly more * Advancement opportunities for consistent performers ESSENTIAL RESPONSIBILITIES * Conduct in-person and virtual seller appointments * Present offers aligned with company standards and seller needs * Negotiate and secure purchase agreements ethically * Maintain accurate CRM records and KPIs * Participate in weekly training and performance reviews * Collaborate with internal teams to ensure smooth closings MINIMUM QUALIFICATIONS * 5+ years of success in B2C sales, negotiations, or similar roles * Strong communication and emotional control * Comfortable operating in a KPI-driven environment * Valid driver's license and reliable transportation FINAL NOTE This role offers serious upside for professionals who value structure, accountability, and ethical execution.
