About Innovative Roofing Systems Innovative Roofing Systems is a commercial roofing contractor focused on long- term roof performance, responsive service, and clear communication. We support building owners, facility teams, and property managers with service, maintenance planning, roof restoration, and replacement--backed by documentation and a process that reduces disruption. Role Summary The Business Development Specialist is responsible for building and converting a healthy pipeline of commercial, industrial, and multi-family roofing opportunities. This role focuses on generating qualified meetings, developing relationships with decision-makers, guiding early discovery, and coordinating handoffs to estimating and operations. This is a Salary + Commission Role What Success Looks Like (First 6-12 Months) * Consistent new meetings with target accounts (property management, facilities, owners, asset managers) * A stable, trackable pipeline with defined next steps and timelines * Strong internal trust: accurate information, clean handoffs, no overpromising * Revenue contribution through service work, maintenance programs, restoration, and replacement projects Key Responsibilities Pipeline & Prospecting * Build and execute a weekly outreach plan: calls, emails, LinkedIn, referrals, events, and partner relationships * Create and manage a target account list by market segment and building type * Schedule and lead introductory meetings and site walks (as appropriate) Discovery & Qualification * Run structured discovery to understand roof history, current issues, budget realities, decision process, and timing * Qualify opportunities for fit, urgency, access, and operational feasibility * Prevent "price-only quoting" by earning the right next step (walkthrough, documentation, scope alignment) Account Development * Develop relationships with property managers, facility directors, owners, and consultants * Stay top-of-mind through value-add follow-ups (documentation, inspection insights, planning support) * Generate referrals and expand within existing accounts Internal Coordination * Collaborate with service, estimating, and operations for smooth handoffs and accurate expectations * Capture critical job details to reduce rework and scope confusion * Communicate clearly with customers throughout early stages (timelines, next steps, what to expect) CRM & Reporting Discipline * Maintain accurate CRM records: contacts, activities, notes, next steps, probability, and forecast * Report weekly on activity, pipeline health, and key obstacles * Contribute to refining messaging, sequences, and market feedback loops Required Qualifications * Proven business development experience (B2B), ideally in construction/trades, facilities services, or related industries * Strong prospecting ability: you can build pipeline without relying on inbound leads * Excellent communication skills (written, verbal, and in-person) * Organized and consistent: CRM hygiene, follow-up cadence, and time management * High integrity: transparent selling, accurate claims, and customer-first decision-making * Valid driver's license and ability to travel locally Preferred Qualifications * Commercial roofing experience (service, maintenance, restoration, replacement) * Experience selling to property managers, facility leadership, REITs, asset managers, or general contractors * Comfort explaining inspection documentation (photo/video, reports; drone/3D documentation a plus) * Familiarity with RFP/bid environments and vendor onboarding requirements (COIs, portals, compliance) Key Performance Indicators (KPIs) (Exact targets set based on territory and support resources) * Weekly activity output (touches, follow-ups, meetings set/held) * Qualified opportunities created and advanced stage-to-stage * Pipeline coverage and accuracy (forecast hygiene) * Win rate / conversion rates and cycle time * Account growth (referrals, multi-site expansion, repeat work) * Operational quality of handoff (scope clarity, reduced rework, realistic timelines) Work Environment * Combination of office, jobsite, and field relationship-building * Occasional early/late meetings depending on client schedules * Professional appearance and safety mindset on jobsites Why This Role Matters Here If you love building relationships, being measured by real outcomes, and selling with a long-term mindset--this role is built for you.
