Full description of the position

We're hiring a Sales Leader / Acquisitions Manager to lead our sales process end-to-end: manage two Lead Managers, take calls, build trust with sellers, run appointments, make offers, negotiate, and get deals under contract. This role requires elite follow-up, strong leadership, and strict CRM/KPI discipline. What You 'll Do Sales & Closing * Call inbound/outbound leads and build trust using consultative selling * Run in-person and virtual seller appointments (appointments take priority over daily dials when scheduled) * Analyze motivation, timeline, condition, and price; present clear solutions * Make strong offers, negotiate professionally, and secure signed agreements * Coordinate with leadership/TC/ops to ensure smooth handoff and closing Leadership & Team Management * Lead and develop two Lead Managers to hit daily activity and conversion targets * Run daily huddles and weekly sales meetings with clear agenda, coaching, and accountability * Train talk tracks, objection handling, follow-up systems, and urgency standards * Create a culture of professionalism, urgency, and execution KPI + CRM Discipline (Non-Negotiable) * Maintain excellent Resimpli CRM cleanliness : notes, tasks, tags, lead stage accuracy, follow-up dates, and next steps * Ensure daily KPI tracking (self + team) and report performance weekly * Own the pipeline: forecasting, aging leads, speed-to-lead, follow-up cadence, and conversion improvements Minimum KPIs (Required) Daily Minimums * Dials: 60/day * Connections: 10/day * Appointments set: 1/day * Appointments attended: 2/day * Offers made: 2/day Weekly Minimum * Under contract: 1/week Priority Rule: If there are additional appointments available, appointments take precedence over daily dial targets. Monthly Revenue Target: $65,000/month Compensation Structure (Clear Path) Training / Ramp * Days 1 -90: $3,000 base + 5% commission * Days 91 -120: $2,000 base + 6% commission * After 120 days: 8% commission , no base Commission Definition * Commission is calculated as a percentage of the profit the company makes on wholesale deals. * Commission is based on the highest bona fide wholesale offer received. * If the company decides to flip a property instead of wholesale, the salesperson is paid as if it were a wholesale deal (so you do not have to wait for a flip timeline). Requirements * Proven sales performance and comfort closing on the phone and in person * Strong leadership skills (you can coach, hold standards, and drive activity) * High accountability and consistency--KPIs and CRM updates are done daily * Professional presence on appointments and strong communication * Reliable transportation and ability to travel locally for appointments * Comfortable using Resimpli (or able to learn quickly) Bonus (Nice to Have) * Real estate acquisitions / wholesaling experience * Understanding of investor offers, comps, condition evaluation, and negotiation What Success Looks Like (First 30 -60 Days) * CRM is clean, pipeline is organized, and follow-up is tight * Lead Managers are being coached daily and hitting KPI standards * You're consistently running appointments, making offers, and hitting contract targets * You're on pace toward $65,000/month revenue target How to Apply (Include These) Please reply with: * A short summary of your sales background * Your last 12 months performance numbers (deals closed, revenue, conversion rates, or call volume) * Why you're the right fit to lead a team and close deals Pay: $62,514.12 - $100,000.00 per year Benefits: * Flexible schedule * Professional development assistance Work Location: In person
