Agents are expected to generate their own business, operate with minimal oversight, and pursue multiple income streams per transaction through brokerage, investing, wholesaling, mentorship, and strategic partnerships. Agents will work closely with the brokerage on select investment opportunities, leverage built-in buyer pools, and develop expertise working with high-net-worth clients. This role is ideal for strong negotiators, problem solvers, and relationship builders with a long-term vision for wealth creation. Vision for the Business Better Blueprint Realty is building a fully integrated, high-performance ecosystem that includes: * A premier luxury brokerage supported by world-class cinematography and marketing * Built-in buyers through the Better Blueprint Academy mentorship program * Conversion of luxury clients into long-term investors * A full investment pathway: single-family flips -> portfolios -> multifamily -> ground-up development * Hard money lending partnerships * Private capital pools and fundraising opportunities * Contractor, subcontractor, architect, engineer, and design referrals (with in-house construction support as it expands) * Exclusive off-market deal flow * On- and off-market wholesaling opportunities * Mentorship participation (as mentee and mentor) * A high-performing, low-overhead agent culture * Strong emphasis on personal brand growth and social media presence * Strategic partnerships with aligned businesses to expand exposure Compensation, Income Streams & Pay Structure Better Blueprint Realty is structured to reward production, scalability, and long-term partnership, with and multiple income channels. Transaction Commission Structure (Luxury & Residential) Example Assumption (Per Deal): * Sale Price: $500,000 * Commission: 3% ($15,000 Gross Commission) Tiered Split Structure Deals 1 -5 * Split: 70/30 * Brokerage Portion (30%): $4,500 per deal * Agent Net: $10,500 per deal Deals 6 -10 * Split: 80/20 * Brokerage Portion (20%): $3,000 per deal * Agent Net: $12,000 per deal Deals 11+ * Split: 90/10 * Brokerage Portion (10%): $1,500 per deal * Agent Net: $13,500 per deal Total Brokerage Portion (First 10 Deals): $45,000 Cap: $59,500.00 Wholesale Transactions * Split: 70/30 * Applies to both on- and off-market wholesale deals * Cap: No cap * Brokerage is the buyer, provides earnest money and will Dispo your deal Or * Split: 50/50 * Applies to both on- and off-market wholesale deals * Cap: No cap * Brokerage is the buyer, provides earnest money and you secure your own buyer Team Building & Management Income Agents who recruit and actively manage other agents may qualify for team-based compensation. Managing Broker / Team Lead Override * Earns 5% of Gross Commission Revenue (GCR) generated by agents they recruit and actively manage * Calculated on Gross agent income , not net profits * Subject to minimum performance, active management involvement, and brokerage requirements Additional Income Opportunities * 20% referral commissions to the Better Blueprint Academy mentorship program * Luxury listings and buyers ranging from $850K to $10M+ * Personal investing opportunities (flips, Airbnbs, multifamily, and developments) * Built-in investor buyer pools for qualified deals * One-on-one mentorship opportunities at higher profit splits (after meeting minimum requirements) Benefits, Tools & Resources * Access to a high-value investor ecosystem * Private investor relationships and capital connections * Contractor and construction resources * Mentorship program participation * Pocket listings and exclusive off-market inventory * Preferred hard money lender partnerships * World-class photography and cinematography * Brokerage-provided website * CRM provided; agent-paid CRM fees are credited toward commission split percentages and shift to the brokerage as production increases * $300 initial marketing credit * Office locations planned for Northern Colorado, Boulder, Denver Metro, and Colorado Springs * Leads are agent-generated Qualifications * Minimum of 2+ years as a licensed real estate agent in Colorado * Active Colorado real estate broker license (must be maintained) * Average of 12 closed transactions per year, maintained and reviewed annually * Must reside in Colorado (Colorado Springs to Fort Collins corridor) * Commitment to working toward an average buy/list price of $1,000,000+ * Investment-minded with a goal of building a seven-figure net worth or greater Employment Structure * Compensation: 100% commission-based * Expected Earnings Range: $40,000-$500,000+ annually (performance-based) * Employment Type: Independent Contractor (1099) * Schedule: Flexible * Professional Development: Ongoing mentorship, education, and advancement opportunities Branding & Communication Requirements All branding and client communication must align with Better Blueprint Realty standards. Agents are required to: * Use brokerage-approved logos, marketing materials, and templates * Operate under a Better Blueprint Realty email address * Use standardized email headers, footers, and brand assets Long-Term Partnership Expectation While this role is structured as an independent contractor position and does not require a fixed employment term, Better Blueprint Realty is intentionally building long-term partnerships. Our desire and expectation is to work with agents who view this opportunity through a minimum three-year growth horizon, allowing adequate time to build momentum across brokerage production, investing, mentorship, team building, and personal brand development.
