Job Summary: Drives new home sales by effectively showcasing product features, designs, and benefits to prospective buyers. Leverages strong sales and marketing strategies, deep knowledge of assigned communities, and adherence to company standards to meet or exceed division and company sales goals. Ensures a positive customer experience throughout the homebuying journey, in alignment with company objectives and values. Duties and Responsibilities: * Effectively manage/generate sales opportunities by utilizing corporate marketing materials, model homes, local resources, networking and leveraging realtor relationships. * Showcase our communities, homesites and inventory homes to prospective Buyers and Real Estate Agents. * Actively market our communities within their surrounding areas (participate in local events, local organizations, including local Realtor organizations). * Serve as a trusted partner/primary point of contact for all Buyer clients from initial meeting through home closing. Scope may vary during various phases of the sale/build process. * Tour and demonstrate model homes in accordance with our established processes & policies. * Build confidence with prospective home buyers by highlighting the features/benefits of our New Construction Homes and client experience to include: Chesapeake Homes history and culture, the home building process, community amenities and features, the included warranties and overall experience building a new home with Chesapeake Homes. * Comparatively shop competitors through their advertisements, websites and visits to competitors model homes operating in same geographical areas. Prepare CMAs in accordance with company guidelines. * Prospect and visit individual Real Estate Agents and Brokerages in the areas surrounding our communities. * Participate in Division Sales Meetings and other division and company activities. * Maintain buyer interest by effectively using listening and negotiating skills when confronted with objections, skepticism, conflict, etc. and counters with specific alternatives. * Effectively set & manage expectations regarding the home building experience for the home buyer by proactive & clear communication with the home buyer throughout the home building process. * Communicates appropriate information to other Chesapeake Homes personnel (e.g. Production, Design Center, Field Team, Management, etc.) * Show/walk homesites and homes under construction with Buyer clients under contract when requested and approved by the field team or management. * Community management (drive/walk through community to check on appearance, signage, maintenance status of model homes & homes under construction). * Verify accuracy of homes under construction in relation to the options selected for that home. * Attend weekly Production Meetings with the Field team & management. * Ensure fair and consistent treatment by effectively solving problems when they occur, to the extent empowered to do so. Communicate with management on any issues as they arise. * Optimize information flow by consistently and correctly utilizing Company systems which include but are not limited to CRM (Lasso), IHMS, NoviHome, and email. * Provide consistent, superior customer service to all prospective Buyers and Buyer clients under contract at all times. Required Skills Ability to interpret, analyze and evaluate given information relative to selling techniques and potential homebuyer issues. Self-motivated with persuasive, enthusiastic and customer-service oriented personality and outstanding negotiation and organizational skills; detail-oriented aptitude. Outstanding verbal and written communication skills for high interaction with a variety of people inside and outside of the organization. Possess the ability to work autonomously with decisiveness, good judgment, problem-solving and analytical skills. Upon request of and on terms established by the Company, obtains and maintains all appropriate state or local licenses (Real Estate Brokers or Provisional Brokers License.) for the mutual benefit of the employee and the Company and for use by the Company in connection with the Company's sales, homebuilding and lending activities. Requirements: Valid VA Real Estate License It is required that all New Home Specialists have a personal cell phone for business use and follow division guidelines on customer and internal communication requirements.
