Real Estate Investment Analyst Classen & Co. | Idaho (Hybrid / Boise-Treasure Valley) About Us Classen & Co. is a values-driven real estate investment and development firm focused on thoughtful acquisitions, legacy-minded ownership transitions, and long-term value creation. We specialize in identifying under-the-radar opportunities--often involving land, vacant property, distressed ownership situations, or complex transitions--and helping owners exit well while positioning assets for responsible redevelopment or resale. The Role We are seeking a Real Estate Investment Analyst to work closely with the principals of the firm on deal sourcing, underwriting, market research, and acquisition strategy. This is a high-impact role for someone who wants deep exposure to real deals , decision-making, and long-term growth inside an entrepreneurial investment platform. You will help analyze opportunities from first contact through closing, and play a key role in determining what we pursue --and why. Key Responsibilities Deal Analysis & Underwriting * Underwrite a wide variety of asset classes including land development, multi-family, industrial, retail, and select commercial opportunities * Build and maintain Excel / Google Sheets models (cash flow, IRR, resale, hold scenarios) * Analyze comparable sales, zoning, entitlements, and development potential * Assist in pricing strategy and offer structuring Market & Property Research * Conduct detailed market analysis in Idaho and surrounding markets * Research ownership structures and determine best contact strategy * Support feasibility analysis for redevelopment, subdivision, or repositioning opportunities * Obtain current construction pricing for horizontal and vertical development Acquisitions Support * Assist with drafting offers, LOIs, and acquisition packages * Support negotiations with sellers and brokers * Organize due diligence materials and closing timelines Strategic Support * Help evaluate new investment theses and asset classes * Assist in building internal systems, deal criteria, and repeatable processes * Collaborate with brokerage, development, and capital partners Who We're Looking For Required * Impeccable integrity and character * Hard working, diligent, and organized individual * Self-starter mentality with the ability to think critically and act independently * Strong analytical and financial modeling skills * Solid understanding of real estate fundamentals (valuation, comps, zoning, financing) * High attention to detail with strong written and verbal communication * Able to execute on tasks in a remote environment Preferred (but not required) * Licensed real estate agent or broker (Idaho or transferable) * Experience in investment analysis, brokerage, development, or appraisal * Familiarity with land deals, distressed assets, or value-add strategies * Experienced with the Idaho real estate market The Ideal Candidate You are someone who: * Enjoys thinking deeply before acting * Is energized by complex problems and imperfect information * Wants to build a career--not just collect a paycheck * Cares about integrity, stewardship, and long-term outcomes * Is excited to grow alongside the firm as it scales Compensation & Structure * Part-time with potential for full-time (flexible based on fit) * Competitive hourly or salary compensation based on experience * Performance-based bonuses or deal participation potential * Long-term growth and learning opportunity for the right person Why Join Us * Direct access to principals and real decision-making * Exposure to acquisitions, negotiations, and strategy--not just analysis * Opportunity to help shape a growing investment platform from the ground up * Work that aligns profit with purpose How to Apply Send your resume and a brief note explaining: * Why this role excites you * Your experience with real estate analysis, development, or investing * What kind of career you're ultimately looking to build Pay: $20.00 - $45.00 per hour Expected hours: 15.0 - 25.0 per week Benefits: * Flexible schedule Work Location: Remote
