PLEASE READ ALL 1099 Leadership *Recruiting & Agent Development * Luxury Boutique Brokerage Prime 1 Realty, a curated, luxury boutique brokerage in Tampa Bay, is seeking an experienced, polished, and compliance-driven Managing Broker to elevate agent performance and support the growth of our Sales Division. This role requires someone who embodies professionalism, strategic leadership, and a commitment to compliance-driven excellence. This role functions as a 1099 independent contractor leadership position, guiding the growth, training, and accountability of our Sales Division while preserving complete schedule autonomy. Working in partnership with the Principal Broker and Managing Director, the Managing Broker ensures our agents meet the expectations of a luxury-branded environment. Continuation of the contractor relationship is performance-based and grounded in ongoing delivery of high-quality leadership, compliance accuracy, and cultural alignment. POSITION OVERVIEW The Managing Broker is responsible for leading the growth and performance of the Sales Department by: Recruiting, interviewing, recommending, and onboarding agents Leading monthly Sales Meetings Conducting workshops & one-on-one agent trainings Ensuring brokerage-wide compliance Auditing transaction files for accuracy & risk management Supporting culture, professionalism, and company standards Partnering with leadership to strengthen the division's structure and performance This role ensures agents are properly trained, supported, and held accountable while safeguarding the brokerage from unnecessary risk. KEY RESPONSIBILITIES 1. Recruitment & Onboarding Execute Prime 1 Realty's agent recruitment strategy Conduct initial agent interviews and coordinate final interviews Recommend candidates for onboarding (Principal Broker retains hiring authority) Ensure all onboarding requirements and system activations are completed 2. Agent Development & Training Lead monthly Sales Meetings and agent workshops Provide one-on-one training and coaching sessions Guide agents in contracts, negotiations, listing preparation, and compliance Reinforce professionalism, branding standards, and accountability 3. Compliance & File Oversight Ensure adherence to: Florida Statute 475 DBPR regulations MLS rules NAR Code of Ethics FAR/BAR contract standards Additional responsibilities: Audit transaction files for accuracy and risk management Assist with disputes, complaints, and ethical concerns Maintain consistent application of brokerage policies 4. Leadership & Collaboration Partner with leadership to strengthen workflows, culture, and organizational structure Support a luxury-level presentation and service experience Contribute to strategic initiatives that enhance the Sales Division QUALIFICATIONS Required Active Florida Real Estate Broker License (in good standing) 2+ years in a managing broker, team lead, or supervisory role Strong knowledge of Florida real estate law, ethics, and compliance Experience in recruiting and onboarding real estate agents Strong communicator with leadership and mentorship ability Ability to enforce policies and make firm decisions Tech savvy (CRM experience preferred) Preferred Experience in a boutique, luxury, or structured brokerage Familiarity with the Tampa Bay real estate market Background in coaching, training, or agent development WHAT WE OFFER Modern, luxury-aligned brand aesthetics Strong operational support system A selective, professional agent environment Structured accountability and training systems Access to professional tools, technology, and marketing resources Opportunity to grow with an expanding brokerage Compensation includes: Payment for each qualified agent onboarded into the brokerage Percentage override on each new agent's transactions for their first 90 days Ability to work and earn from your own personal transactions Access to transaction assistance for your personal deals We are open to refining the compensation structure to attract the right leader. PERFORMANCE-BASED CONTINUATION Prime 1 Realty may discontinue the contractor relationship at any time if: Recruiting expectations are not met Compliance responsibilities are not sufficiently executed Training, coaching, or meeting leadership is inconsistent Professionalism, communication, or luxury brand standards decline COMPENSATION OVERVIEW The Managing Broker is compensated for leadership performance, recruiting effectiveness, agent development, compliance oversight, and personal production. Compensation includes: 1. Agent Recruitment Compensation 2. New-Agent Override Compensation 3. Personal Production Commission Income 4. Fee Structure & Cost Recovery Requirements 1. AGENT RECRUITMENT COMPENSATION The Managing Broker receives compensation for each agent they successfully recruit, onboard, and activate within Prime 1 Realty systems. Agent Type Compensation Requirements Experienced / Producing Agent $750 per agent Meets brokerage experience or production standards New / Entry-Level Agent $500 per agent 12 months or less industry experience Definition of a Qualified Agent: An agent who: Meets brokerage standards Completes onboarding Signs the Independent Contractor Agreement Activates required systems (CRM, MLS, email, marketing, etc.) 2. NEW AGENT OVERRIDE COMPENSATION For the first 90 days of each newly affiliated agent's production: Managing Broker receives 5% of brokerage-side revenue Applies to every agent the Managing Broker recruits Expires automatically after 90 days Extensions require written leadership approval 3. PERSONAL PRODUCTION COMMISSIONS Managing Brokers may conduct personal real estate transactions and earn: 80/20 Commission Split Includes access to: Transaction coordination assistance (future) Luxury marketing resources CRM and technology suite Administrative systems (as applicable) 4. FEES & COST RECOVERY Exit Recovery Fee -- $495 Managing Broker is subject to the exit recovery fee if they voluntarily resign, or are terminated for cause within the first 12 months of their contractor engagement.
