About Us Layne is a growing cost segregation firm in its third year of business. We provide an accounting service that allows real estate investors to improve cashflow by claiming depreciation expense at an accelerated rate, often generating six- or seven-figure income tax deductions. We created our company because we found a defensible way to optimize tax benefits while reducing audit risk. Our "product" is a PDF report that contains qualitative property descriptions, building component cost estimates, and updated depreciation schedules with proper asset classifications. About the Role A "cost segregation study" is the process of determining a property's replacement cost, divided into building components (e.g. "flooring", "appliances", "landscaping", etc.) This role supports the calculation of each component's value, reconciled to the owner's cost to acquire the property. You will work behind the scenes preparing inputs, workpapers, and valuation components that feed into final reports. This is not a client-facing sales role. You will enter the process after a project is sold and before the final report is generated. If you enjoy structured work, clear expectations, and getting faster and more accurate over time, this role is likely a good fit. What You 'll Be Doing * Organizing inputs from client records and internal calculations into Zoho CRM and custom Excel report templates * Recording measurements from site visit takeoff sheets, photos, video walkthroughs, and map views * Pulling square-foot cost models from an estimating tool called RSMeans * Documenting assumptions and decisions so others can follow your work * Managing a workload of 10-20 cost segregation studies per week * (Future) Performing virtual site inspections of subject properties What Success Looks Like to Us * After training, you can complete on average 3 residential reports per 8 hours worked * You make fewer than 4 data entry errors per report, with errors trending down over time * You document decisions and findings clearly to ensure smooth handoff to study reviewers * You become more independent over time in your valuations without sacrificing accuracy Required Qualifications * Strong attention to detail and comfort with work that follows a standardized process * Solid Excel proficiency (formulas, references, efficient navigation - no training on basics) * Enough critical thinking to recognize obvious inconsistencies or errors * Willingness to ask questions, learn quickly, and apply feedback Skills We Prefer (not required) * Experience with accounting or tax concepts (examples include basis, in-service dates, and depreciation) * Experience with construction estimating or valuation * Prior support roles in accounting, tax, legal, or real estate firms * Experience with Zoho CRM and WorkDrive Work Logistics & Availability * In-office onboarding and training in Lehi, Utah (first 2-4 weeks) * Remote work eligible after training * Flexible hours (part-time or full-time depending on workload or seasonal fluctuations; full-time hours are not guaranteed year-round) * Strict availability is required during the following tax season windows : * February 1 - April 15 * August 1 - October 15 Compensation & Benefits * $21/hour, W-2 * Overtime eligibility during peak workload periods (OT caps by default outside strict availability windows) * Paid federal holidays * No healthcare or retirement benefits at this time Growth Opportunity This role may evolve, but advancement is not guaranteed or time-based.
