Salary $50K base plus commission Location : Kahala Zillow Preferred Sales Manager -- Job Description Role Summary The Zillow Preferred Sales Manager leads multiple real estate sales teams within a high-velocity, performance-driven environment. They manage through Team Leads, set the operating rhythm, and are accountable for team-level funnel health and conversion outcomes. This is a full-time role with some nights and weekends to meet consumer availability; the Sales Manager is not an active producing agent and focuses on coaching, accountability, development, and recruiting. What You 'll Do Leadership, Coaching, and Accountability * Run daily coaching huddles with Team Leads and establish agent-level activity standards. * Build and enforce the operating rhythm: daily standup, weekly pipeline reviews, biweekly 1:1s, monthly performance retros, and quarterly business reviews; capture actions, owners, and due dates in writing. * Drive a culture of hustle, tenacity, and problem solving; recognize wins, address performance gaps quickly, and escalate patterns early. Pipeline, Performance, and Tooling * Own team funnel health: Answer Rate, Appointment Set, Met, Show, Offer, and Closed Conversion, using standardized definitions and dashboards in the Flex/Preferred reporting suite. * Enforce FUB discipline: every active connection has a correct stage, a dated next action, and clean notes; leverage smart lists and action plans to drive daily execution; audit and remediate gaps with Team Leads. * Ensure response standards on inbox connections (e.g., SMS within 15 minutes and call within 24 hours) with accurate logging in the PA app and FUB; review adherence weekly. * Promote appropriate use of Zillow tools like My Agent and enhanced Agent Profile to deepen client engagement and streamline follow-up. Recruiting, Onboarding, and Development * Continuously recruit and pipeline talent. * Implement a 30/60/90 ramp for new agents: product knowledge, scripts/objections, FUB workflows, and performance checkpoints tied to funnel metrics. Cross-Functional Collaboration * Partner closely with brokerage leadership and operations to align staffing, coverage, and compliance; coordinate with external counterparts where appropriate to remove friction and maintain program standards. Success Metrics (team-level, tracked in internal dashboards) * Answer Rate -- percent of unique live connection attempts successfully delivered to agents. * Appointment Set Rate -- percent of connections where an appointment is set (in-person or virtual). * Met With Rate -- percent of connections progressed to Met with Customer status. * Show Rate -- percent of connections progressed to Showing Homes status. * Offer Rate -- percent of connections progressed to Submitting Offers status. * Conversion to Close -- attainment to monthly and L6M logged transaction targets (team and sub-team). * Response SLAs (Inbox) -- SMS within 15 minutes and a call within 24 hours; accurate logging compliance. * CRM Hygiene -- real-time stage accuracy, next-action coverage, and utilization of smart lists/action plans. You 'll Succeed Here If You Have * 5+ years in real estate sales leadership (sales manager, team lead, or broker-side manager) with a track record improving funnel conversion and agent productivity at scale. * Sales coaching experience: daily accountability, daily motivation, daily skills development, and ongoing recruiting. * CRM expertise (Follow Up Boss strongly preferred) and a data-first approach to diagnosing funnel gaps and prescribing habits that move metrics. * Hustle, tenacity, and a self-motivated, solutions-first mindset; calm under pressure with clear, concise written and verbal communication. * Active real estate license; strong understanding of compliance, fair housing, and brokerage operations. Reporting Structure * Reports to: VP of Sales. * This role is a non-producing manager; exceptions require prior approval and clear separation from coaching/assignment decisions. Tools and Systems * Follow Up Boss (smart lists, stages, action plans, reporting), Zillow Premier Agent app, My Agent, enhanced Agent Profile, and Ylopo. Work Schedule and Environment * Full-time, primarily business hours with flexibility for evenings/weekends to support client and team needs; may sit within or alongside a brokerage and can oversee multiple teams with Team Leads reporting in.
