This pivotal position is ideally suited for current vice presidents of sales, directors of sales, and general sales managers in the homebuilding sector, offering a significant opportunity to impact our client's success while reporting directly to the division president. Director of Sales Responsibilities * Oversee recruitment, training, and management of sales staff, including scheduling, coaching, performance evaluations, and adherence to company policies. * Contribute to strategic sales plans; oversee action plans, quality control, problem resolution, and conduct audits. * Manage financial objectives by forecasting needs, preparing annual budgets, monitoring expenditures, analyzing variances, and initiating corrective measures. * Set and achieve annual sales quotas; project sales volume and profits for new and existing products; develop pricing strategies and monitor market trends. * Plan, develop, and evaluate advertising, merchandising, and trade promotion programs; create effective field sales action plans. * Identify market opportunities through consumer research; analyze market trends, competitor shares, and business forecasts. * Enhance product appeal and marketability by researching market opportunities and coordinating new product development. * Maintain strong relationships with key accounts through regular visits and understanding their needs. * Collect, analyze, and summarize market data and trends; ensure confidentiality of critical information. * Stay informed of industry developments through educational opportunities, reading professional publications, and participating in professional organizations. * Achieve marketing and organizational goals in alignment with the company's mission. Director of Sales Qualifications * Bachelor's Degree in a related field or equivalent work experience, coupled with five to ten years of industry experience. * Expertise in financial planning and strategy, along with strong marketing concepts and positioning. * Comprehensive knowledge of mortgage programs for all housing types, and proficiency in people management, territory management, sales planning, and competitive analysis. * A solid understanding of customer needs, product development, client relationships, and exceptional project management skills. * Highly creative and analytical thinking skills, paired with exceptional verbal and written communication abilities. * An enthusiastic, motivated, high-energy personality with proven leadership skills.
