Job Summary We are seeking a professional and detail-oriented Leasing Specialist to join our property management team. The ideal candidate will be responsible for managing leasing activities, maintaining positive tenant relationships, and ensuring compliance with all relevant regulations. This role requires excellent customer service skills, strong administrative capabilities, and a thorough understanding of property leasing processes. The Leasing Specialist will play a vital role in maximizing occupancy rates and supporting the overall success of our property portfolio. Duties * Manage the leasing process from initial inquiry to lease signing, including conducting property tours and explaining lease terms. * Maintain up-to-date knowledge of Fair Housing regulations, Landlord-Tenant Law, and Section 8 policies to ensure compliance. * Utilize property management software such as Yardi and OneSite for data entry, lease administration, and tenant record keeping. * Handle applicant screening, including background checks, credit reports, and rental history verification. * Prepare and negotiate lease agreements, contracts, and renewal documents while ensuring legal compliance. * Coordinate with maintenance teams to address property upkeep and facilitate move-ins/move-outs efficiently. * Develop and maintain positive relationships with prospective and current tenants through excellent customer service and conflict management skills. * Upsell available units or services to prospective tenants to maximize occupancy and revenue. * Maintain filing systems, perform data entry tasks, and manage office administrative duties related to leasing operations. * Assist with marketing efforts by promoting available units via phone etiquette and customer relationship management strategies. Skills * Strong knowledge of LIHTC, Section 8, Fair Housing regulations, and Landlord-Tenant Law. * Proficiency in property management software such as Yardi, OneSite, and CMMS systems. * Legal administrative experience related to leases, contracts, and real estate documentation. * Excellent customer service skills with professional phone etiquette and conflict management abilities. * Experience in property management, property leasing, or real estate administrative roles. * Demonstrated negotiation skills and ability to upsell or promote properties effectively. * Familiarity with property maintenance coordination and facilities management practices. * Strong organizational skills including data entry, filing, and office administration experience. * Ability to handle multiple tasks efficiently while maintaining attention to detail in a fast-paced environment.
