Full description of the position
The Senior Asset Manager is responsible for monitoring the performance of each property and adding value to both individual properties and the overall portfolio. The incumbent will oversee the property's entire life cycle, from acquisition through operational oversight during the hold period, and continuing through the sale of the property. The primary focus of this role is to increase cash flow and promote long-term appreciation of each property. To achieve this, the Senior Asset Manager must identify changing market opportunities, economic factors that could affect occupancy, developments that alter the physical asset, and investment opportunities that impact the property's financial performance. Additionally, the Senior Asset Manager will coordinate and implement an internal communications strategy to ensure that all third-party management companies are aligned with AndMark's goals and strategic vision. The Senior Asset Manager serves as the primary point of contact for all third-party management companies. Maximize property value by managing net operating income, cash flow, and long-term property strategy in alignment with the overall portfolio strategy and objectives. 2. Identify potential operational issues that could negatively impact asset values, and recommend and implement effective solutions. 3. Collaborate effectively with third-party property managers 4. Evaluate variances and trends in operating income and expenses and communicate results to Executive Management. 5. Review unit renovations, scope, premiums achieved, and suggest modifications as needed. 6. Review and analyze monthly and quarterly financial statements for each property. 7. Monitor on-going capital projects monthly, including both maintenance and value-add initiatives. 8. Evaluate property performance relative to competition. 9. Participate in the annual budget process. 10. Assist in due diligence for new investments and during the disposition of assets. 11. Focus on increasing occupancy and revenue by reviewing lead traffic and lease trends, and providing recommendations, support, guidance, and direction to on-site teams 12. Conduct regular market surveys of competitors for review of management. Ensure market survey reports are reviewed at least once per month. 13. Collaborate with third-party managers to implement innovative strategies based on market conditions and property data to enhance leasing velocity. 14. Work with leasing teams at all properties and participate in leasing calls with ownership. The incumbent for this position may operate any or all of the following: telephone, smart phone, copy and fax machines, adding machine (calculator), scanner and image systems, computer terminal, laptop computer, personal computer, tablet, printers, or other equipment as directed. MINIMUM REQUIREMENTS These specifications are general guidelines based on the minimum experience normally considered essential to the satisfactory performance of this position. Individual abilities may result in some deviation from these guidelines. * Bachelor's degree in Real Estate or similar field from a college or university; and at least five years of related experience and/or training; or the equivalent combination of education and experience. * Five years of work related experience as an Asset Manager or Multi-family Property Manager. * Familiarity with property managements software systems such as Yardi or Entrata required. * Educational experience, through in-house training sessions, formal school or financial industry related curriculum, should be applicable to real estate and/or the financial industry. COMPETENCIES * Ability to interact with members of senior management, executives, and staff in a positive and professional manner. * Ability to make key recommendations and decisions based on analysis and judgment. * Proficient in reading, analyzing, and interpreting business periodicals, professional journals, and technical procedures. * Strong organizational and time management skills. * Intermediate proficiency in computer terminal and personal computer operation, host computer systems, word processing, spreadsheet, and specialized software programs. * Intermediate keyboarding skills to meet production demands of the position. * Intermediate mathematical skills, including but not limited to the ability to calculate interest, commissions, proportions, and percentages; balance accounts; perform basic arithmetic operations (addition, subtraction, multiplication, and division) in all units of measure; detect routine mathematical errors; compute rates, ratios, and percentages; and draft and interpret bar graphs. * Exceptional verbal, written, and interpersonal communication skills with the ability to follow instructions, communicate clearly, write reports, correspondence, and procedures, and instruct others. * Thorough understanding of management procedures; ability to plan activities (setting objectives, developing strategies, budgeting, and developing policies and procedures); initiative to organize functions necessary to accomplish department activities; direct toward desired objectives (delegate, motivate, and resolve problems); control the function (develop performance standards, measure results, take corrective action and reward as appropriate). * Ability to address complex problems involving multiple factors and variables in non-standardized situations. * Ability to work independently with minimal supervision. * Possession of current driver's license and a vehicle with appropriate insurance coverage if required to drive in the course of performing assigned duties and responsibilities.
