Outside Sales Acquisitions Agent - Real Estate Investment Location: Hockessin, DE Reports to: CEO (Founder) Position Overview: This is a field-based, outside sales role requiring in-home appointments with homeowners. At 302 House Buyers, our mission is to serve homeowners with excellence while identifying off-market investment opportunities that improve communities and drive company growth. Rooted in our core values of Master Our Craft, Own the Outcome, Speed Matters, we are seeking a high-performance Acquisition Agent to lead face-to-face negotiations and secure residential property contracts. This role is focused on building relationships with property owners, guiding them through the decision-making process, and acquiring properties that fit our investment criteria. The ideal candidate is confident, emotionally intelligent, and driven by results. You will be provided with warm, pre-screened leads and a proven system for engaging with motivated sellers. Key Responsibilities Seller Engagement & Appointments * Attend in-home seller appointments scheduled by the inside sales team. * Build trust through empathetic, solution-oriented conversations with homeowners. * Gather information on property condition, seller motivation, financial details, and timeline. * Conduct property walkthroughs, take photos, and document site details as needed. Offer Creation & Negotiation * Collaborate with the Acquisitions and Inventory teams to determine offer strategy and pricing. * Present and explain offers clearly, overcoming objections and working toward win-win agreements. * Secure signed purchase agreements and submit completed documentation in a timely manner. * Communicate with sellers throughout the process to ensure a smooth and respectful experience. Pipeline Management & Collaboration * Keep all lead and deal records accurate and updated in Salesforce CRM. * Follow up regularly with sellers in the pipeline to maximize contract conversion. * Work closely with the Transaction Coordinator and Dispositions team to move deals from contract to closing. * Participate in weekly team meetings, training sessions, and performance reviews. Qualifications Required Experience * 1+ year of experience in sales, real estate, or negotiation-based roles. * Experience in residential real estate, acquisitions, or investment sales is a plus. Skills & Competencies * Excellent communicator who can build rapport and clearly explain complex topics. * Strong listener with high emotional intelligence and a people-first approach. * Confident negotiator who can handle price objections and seller concerns. * Detail-oriented and organized, able to manage pipeline and documentation efficiently. * Tech-savvy with CRM systems, Google Workspace, and mobile-based sales tools. * Valid driver's license and reliable transportation for in-person appointments.
