Position Overview We are seeking an experienced Portfolio Manager to oversee a collection of residential buildings totaling 450 -550 units, typically supported by Community Managers at each property. We strive to group portfolios by geography or ownership whenever possible to ensure operational efficiency and relationship consistency. Qualifications * 3+ years of residential property management experience * Strong understanding of budgets, financial statements, and property operations * Experience supervising onsite teams and managing vendors * Exceptional communication, problem-solving, and interpersonal skills * Organized, proactive, and detail-oriented * WA Real Estate License preferred (or ability to obtain within 90 days) * Strong AppFolio experience is a significant advantage * Bachelor's degree preferred Key Responsibilities Financial & Operational Management * Review and manage property budgets, rent rolls, and monthly P&Ls * Recommend rent adjustments based on market performance * Ensure operational consistency and alignment with Redside standards Software & Reporting * Use AppFolio extensively for leasing, resident communication, reporting, and workflow management * Review month-end reporting packages for accuracy Team Leadership * Oversee and support Community Managers at buildings sized 50-125 units * Provide coaching, accountability, and performance guidance Owner Communication * Serve as primary point of contact for property owners * Provide timely updates, insights, and operational recommendations Resident Experience & Issue Resolution * Handle escalated resident concerns and promote a positive resident experience * Oversee rent delinquencies and follow-up processes Maintenance & Curb Appeal * Coordinate with maintenance teams, vendors, and onsite staff * Ensure consistent curb appeal and building standards across the portfolio After-Hours Expectations * Occasional after-hours communication during urgent situations may be required Benefits This is a full-time role with comprehensive health coverage, including 100% of dental, and vision insurance, 85-95% of medical depending on plan, supplemented by voluntary life insurance and the option to contribute to a health savings account (HSA).
