Full description of the position
Role Summary The Acquisition Manager sources, negotiates, and contracts off-market residential and commercial (and small multi-family/land) deals at deep discounts. You'll manage the lead pipeline from first contact to signed purchase agreement--building rapport with sellers, analyzing property value/repairs, presenting offers, and overcoming objections to hit monthly assignment revenue targets.
Key Responsibilities
- Lead Management & Outreach: Rapidly contact and follow up with leads, document activity in CRM.
- Seller Discovery & Rapport: Build trust and uncover seller motivations.
- Deal Analysis: Evaluate ARV, repair budgets, and exit strategies.
- Offer & Negotiation: Present offers, negotiate to target margins, secure agreements.
- Transaction Handoff: Create detailed deal packets and coordinate with dispositions/title.
- Pipeline Ownership & Reporting: Maintain CRM data and hit KPIs. Success Metrics (KPIs)
- Speed to Lead: <5 minutes for new leads
- Daily Activities: 60-100 outbound attempts, 15-25 live conversations
- Appointments: 5-10 per week; 80% offers made
- Contracts Secured: 3-5 per month
- CRM Hygiene: 100% notes and stages current
Qualifications
- 2+ years in acquisitions, inside sales, or similar high-touch negotiation role.
- Strong valuation knowledge.
- Rehab knowledge (not required but a bonus).
- Proven negotiation skills and track record meeting sales quotas.
- Proficient with CRM, dialer, e-signature tools, and property data software.
- Reliable transportation and ability to travel locally.
