Full description of the position

In this position as a part-time Leasing Consultant, you will be responsible for showing and leasing apartments and/or houses to prospective residents along with serving as the primary contact for all residential clients. In addition, you will help to build and manage the leasing pipeline, schedule appointments, follow up with prospective residents, help close leases, and maintain relationships with the prospective residents. Finally, you will be the onsite point of contact for residents by providing excellent customer service. RESPONSIBILITIES INCLUDE (BUT NOT LIMITED TO): * Managing the leasing process from introduction to occupancy. * Soliciting applications and qualifying prospective residents using the established protocols including the use of guest cards and the shared calendar to schedule appointments. * Responding to all prospective residents using established protocols within the allotted time established by Management. * Employing sales techniques that promote the positive benefits of the Company's properties with the goal of maximizing occupancy of qualified residents. * Ensuring units are ready to be shown by walking the grounds and preparing for tours. * Communicating the results of the application to the prospective residents within the established timing expectations. * Preparing leases and associated addendums for approved prospective residents. * Closing and solidifying the sale with the prospective resident by collecting appropriate fees and documentation. * Maintaining regular contact with prospective residents. * Executing the duties while maintaining full compliance with housing laws commonly referred to as "Fair Housing" requirements. * Entering resident requested work orders if needed. * Executing other tasks as necessary to support and advance the success of the Company. SKILLS AND ABILITIES: * Highly competent time management and organizational skills while working in a fast-paced environment. * Complete product knowledge of every property in the Company's portfolio. * Familiarity with peers in the residential leasing industry. * Competent knowledge of the local market including competitive products, local attractions, schools, entertainment, and shopping. * Administrative duties include scanning, filing and assisting current residents and vendors. * The ability to communicate effectively and clearly with employees, vendors, and residents. * Efficient and effective problem-solving skills. * Familiarity with the Company's policies, procedures, and technology applications. * A basic understanding of Microsoft 365, specifically Microsoft Excel. EDUCATION AND QUALIFICATIONS: * Prior leasing and/or property management experience preferred. * A strong comfort level with technology and/or willingness to learn. * High School diploma. * Travel to other company properties in Columbus and West Point is required. INCENTIVE COMPENSATION: Candidate will be eligible for incentive compensation that is considered discretionary and paid annually. The amount of this compensation is determined by Employer and based on both Region and Company performance.
