Job Description: Leasing and Marketing Associate Department: Property Management or Leasing Manager Reports To: Property Manager FLSA Status: Non-Exempt, Hourly, Full-Time Job Synopsis The Leasing and Marketing Associate is a hands-on, property-level position. You are the first step in creating a sense of community for current and prospective residents and are responsible for providing exceptional customer service and using your skills to convert prospects into leases. Areas of focus include building relationships, implementing and executing the Company's leasing policies and procedures, and being accountable for meeting leasing goals. This position reports to the Property Manager. Responsibilities * Answer the phone, maintain organized and proper filing systems, etc. * Greet prospective residents enthusiastically and work with residents to resolve concerns. * Conduct apartment tours, perform follow-ups, and diligently pursue the close of each lease. * Oversee and ensure the accurate completion of application and lease paperwork. * Ensure the leasing office, lease documents, and marketing materials are up to date. * Participate in the creation of annual marketing plans and ensure execution of all marketing tactics outlined. * Plan and implement the annual renewal leasing campaign with input from the property manager and corporate office. * Complete weekly market surveys. * Conduct industry tours of properties in the local market. * Continually evaluate the marketing plan and budget based on pre-leasing velocity and resident/staff feedback to make improvements to the plan and/or adjust for new opportunities or when tactics are not effective. * Participate in on-site resident events to foster a vibrant and welcoming community atmosphere. * Evaluate apartments before move-ins to ensure they are ready, working with the maintenance team. Use software to track available apartments, document leasing activities, and manage resident information. Requirements Our ideal candidate has at least 2 years of experience in a leasing consultant role, real estate agent or like education. A proven history of providing top- notch service to residents, and a keen interest in elevating an already strong residential community to the top of its workforce housing market. Property Management Software Knowledge (Entrata a plus!), knowledge of Fair Housing Laws, a strong work ethic with reliability and dependability are also sought. Certifications/Licenses Real Estate Sales or Broker's License not required. Language Ability Ability to read and interpret documents such as personal identification and lease agreements. Ability to write routine correspondence. Ability to speak effectively to small groups and make relational connections. Bilingualism a plus.
