Overview We are seeking a dedicated and detail-oriented Assistant Property Manager to support the daily operations of our property management team. The ideal candidate will have a strong background in property management, customer service, and administrative tasks. This role involves assisting with leasing activities, maintaining tenant relations, and ensuring compliance with housing regulations. The Assistant Property Manager will play a crucial role in enhancing the overall tenant experience while supporting the property management team's goals. The company has developed, owns, and operates more than 2,500 apartment homes across 30 properties in California and Hawaii. Our team manages projects end- to-end, from concept to completion, and ultimately the operations and property management. Our staff has unique financial and development expertise, an internal design team, and close relationships with local government. Job Description: The Assistant Property Manager will work closely with the Regional Manager, Area Property Manager, other Property Managers, and maintenance staff, but also the Asset Managers and Community Program Coordinators. The Assistant Property Manager will be required to assist with the administration of the housing community to which they are assigned, and as such must manage and direct operations of the housing community in accordance with the policies and procedures prescribed by ThirtyOne50, the Governing Agency, and Fair Housing Laws. Duties and Responsibilities will include but not be limited to: * Assist in managing day-to-day operations of the property, including tenant relations and property maintenance. * Support leasing activities by conducting property showings, processing applications, and preparing lease agreements. * Maintain accurate records through data entry and filing systems, ensuring compliance with Fair Housing regulations and landlord-tenant laws. * Utilize property management software such as Yardi for tracking leases, payments, and maintenance requests. * Handle customer inquiries and provide exceptional customer service to enhance tenant satisfaction. * Coordinate with maintenance staff to address tenant requests and ensure timely resolution of issues. * Assist in the preparation of reports related to occupancy rates, lease renewals, and maintenance activities. * Engage in conflict management to resolve tenant disputes effectively while maintaining positive relationships. * Coordination with Community Program Coordinators * Executing on the Operations and Maintenance Plan and assisting in the revisions to the plan. * Attend educational courses as directed by Human Resources or Supervisor * Maintain property in compliance with the appropriate investors, lenders, and agencies, and prepare the necessary reports Experience and Qualifications: * 2 years or more of residential property management experience or related preferred. * Minimum of 2 years of clerical experience required. * Must have the ability to speak, read, write, and understand English. Be able to comply with both the written and verbal instructions given in English. * Must be able to negotiate, problem-solve, and resolve conflicts * Affordable housing specific experience a plus * Proficiency in LIHTC (Low-Income Housing Tax Credit) programs. * Strong knowledge of landlord-tenant law and Fair Housing regulations. * Experience with real estate administrative tasks including contracts, filing, and data entry. * Familiarity with property management software such as Yardi is highly desirable. * Excellent customer service skills with a focus on building strong customer relationships. * Strong negotiation skills with the ability to manage conflicts effectively. * Ability to maintain organized records and perform administrative tasks efficiently. * Strong phone etiquette and communication skills are essential for effective interaction with tenants and vendors.
