Job Title: Sales Operations Manager Location: Seattle, WA (Hybrid) Company Overview Bluehouse is a fast-growing real estate investment company that makes selling or buying a property convenient, allowing clients to close a deal in 24 hours. We help our clients with real estate strategy, assisting in finding the perfect soliton for their specific needs. As we're currently closing about 5 deals per month, our immediate goal is to scale to 10 deals per month, then push toward 15 deals. We have strong Transaction Coordination in place, but we need a motivated Sales Operations Manager to lead our Sales Team and drive acquisitions performance, ensure a steady lead flow, and manage the day-to-day processes that fuel our pipeline. Position Summary As the Sales Operations Manager, you will oversee the Sales Team to ensure the eciency, team metrics, and pace of all company initiatives. You'll be the linchpin for our acquisitions, dispositions, and marketing teams (Transaction Coordination is already well-managed). You'll track KPIs, streamline lead flow, ensure performance reviews happen, and help the company rapidly scale deal volume in the coming months. Reporting to the Owner/CEO, you will enforce accountability, identify bottlenecks, and keep our entire deal pipeline running smoothly and profitably. Key Responsibilities * Sales Pipeline Management * Monitor daily/weekly acquisitions metrics: calls made, offers presented, contracts signed. * Ensure leads from marketing are quickly assigned and followed up on; troubleshoot any lead flow or CRM issues. * Maintain a real-time dashboard of key sales KPIs, flagging underperformance early. * Process Improvement & SOPs * Document and refine standard operating procedures for acquisitions and dispositions. * Identify bottlenecks in the deal cycle (e.g., slow follow-ups, missed buyer connections) and implement solutions. * Collaborate with marketing to optimize lead quality and targeting. * Performance Reviews & Accountability * Conduct or coordinate performance reviews for acquisitions and dispositions, establishing clear objectives. * Provide coaching feedback (or escalate to CEO) when reps aren't hitting targets, ensuring every rep has the tools to succeed. * Use data to guide decision-making and keep the team aligned with company goals. * Cross-Functional Coordination * Serve as the operational hub between Acquisitions, Dispositions, and Marketing. * Communicate deal statuses, buyer feedback, and marketing insights across teams. * Ensure deals move seamlessly from contract through to the Dispositions Manager and ultimately to Transaction Coordination. * KPI Reporting & Strategy * Track weekly/monthly deal volume, average assignment fees, conversion rates, and lead response times. * Present regular progress reports to the Owner/CEO; propose strategic or process changes to hit 10 deals/month and beyond. * Stay proactive in identifying opportunities to reduce costs, improve closing timelines, and boost per-deal profitability. Qualifications * 5+ years in an operations or sales ops role, preferably in real estate wholesaling , real estate investing, or a comparable sales-driven environment. * Proven track record of KPI-based performance management--must be comfortable analyzing and acting on daily metrics. * Strong proficiency in CRM systems (Podio, Salesforce, or similar) and willingness to enforce data accuracy. * Excellent communication skills --you'll collaborate daily with acquisitions reps, dispositions staff, marketing, and leadership. * Self-starter with problem-solving abilities; thrives under ambitious growth targets. * Experience conducting performance reviews and building a culture of accountability. * Local market knowledge (Dallas / North Texas) is a plus but not mandatory. Compensation & Incentives * Base Salary: $65,000 - $70,000 (DOE) * Monthly Deal Volume Bonuses: -6 -9 closed deals: $1,000/month -10 -14 closed deals: $2,000/month -15+ closed deals: $3,500/month * Quarterly KPI Bonuses: Additional payouts tied to key metrics such as average assignment fee, conversion rate, or lead response time. (Up to $1,500/quarter) * Year-End Bonus: $2,500 if we achieve an annual total of 90+ deals (averaging ~7.5 deals/month). * Total Earning Potential : $75,000 - $90,000+ in year one, with upside as we approach higher deal volumes. Note: You only earn the higher bonuses if the team achieves (or exceeds) the monthly and quarterly targets--this ensures everyone is aligned on scaling our deal flow.
