Silbert Realty & Management Co Inc. - Warren, NJ-Commercial Sales and Leasing Silbert Realty & Management Company Inc. (SRM) is seeking an experienced specialist in the field of commercial real estate sales and leasing to join our highly accomplished brokerage team. The professional we are looking for should have a minimum of three years of real estate experience and be a licensed real estate salesman or broker within the State of New Jersey. SRM represents landlords in marketing commercial real estate for sale and lease and national companies in their pursuit of growth as well as analysis of existing facilities and real estate markets. In addition, the firm manages and leases numerous retail, mixed use and apartment properties throughout New Jersey, New York and Pennsylvania. REQUIREMENTS: * An active New Jersey Real Estate Salesperson License is required * A minimum 3-year experience in commercial real estate * General computer skills (Word, Excel and other Microsoft Office) * Highly organized, detail-oriented, self-starter and ability to work in a team setting * Reliable transportation * Background check and references required JOB RESPONSIBILITIES: * Identify prospects and lease and sell commercial space within new construction and existing properties, as well as lease, sell and/or develop outparcels and involvement with company representation on national accounts * Administrate, negotiate and manage specific corporate accounts/requirements * Use market knowledge in providing a leasing and sale strategies that outline targeted uses within company properties, including Shopping Centers and other commercial properties * Canvas the market for prospects for assigned listings by telephone, cold calling, and follow up of direct mail solicitations in conjunction with marketing department * Identify and qualify potential tenants and purchasers to lease and acquire Shopping Centers and other commercial properties, including land * Initiate, negotiate letters of intent to lease and purchase in team setting to consummate transactions with tenants and purchasers of multiple Shopping Centers or outparcels. * Work closely with the brokerage community to elicit their involvement in the marketing of assigned listings * Work closely with department head in pursuit of new listings and retailer assignments * Prepare leasing proposals and negotiate terms with tenant prospects * Draft and prepare Letters of Intent working cooperatively with Director of Leasing * Performing background checks, credit checks and other responsibilities to see if prospective renters are qualified * Handling the collection of rent payments, security deposits and application fees * Creating a rapport with current tenants to give them personalized service * A more detailed list of job responsibilities will be provided pending an interview COMPENSATION: Position is commission based and includes a compensation/benefits plan including but not limited to draw/bonus and commensurate with experience.
