We specialize in acquiring distressed and off-market residential properties directly from motivated homeowners throughout Southern California. With a proven lead generation machine, structured processes, and tech-enabled systems , our team consistently operates at a high level--and we're just getting started. We don't cold call. We don't guess. We provide our Home Advisors with a steady stream of warm, qualified leads daily , so they can do what they do best: build rapport, educate sellers, and close profitable real estate deals. The Role: Home Advisor We're seeking a licensed real estate agent with real sales experience --someone who has prospected , managed a pipeline of leads, and understands the follow-up discipline required to consistently convert opportunities into contracts. This role is ideal for someone who: * Has a hunter 's mentality with a farmer's patience. * Thrives in a process-driven, high-velocity environment. * Is resilient in the face of rejection and relentless in pursuit of results. * Sees objections as opportunities--and knows how to work a lead over time. You'll be handling warm leads only --homeowners who have already raised their hand and want an offer. If it's not a fit for us to purchase, you'll have the option to pivot into a listing. This is a real estate career with a clear path to impact and income. What You'll Be Doing Pipeline & Lead Management * Handle a high-volume pipeline of inbound leads through Salesforce CRM. * Qualify sellers, follow up with consistency, and keep deals moving. * Use strong organization and time management to ensure no opportunity slips through the cracks. Prospecting & Discovery * Connect with property owners who want to sell and ask the right questions to understand their motivation, timeline, and pain points. * Deliver our value proposition with confidence, clarity, and empathy. Deal Analysis & Offer Structuring * Research comps, assess market trends, and determine ARV (After Repair Value) and MAO (Max Allowable Offer) using tools like PropStream and Excel. * Own the numbers--know the "why" behind every offer. Negotiation & Contract Management * Present offers, handle objections, and negotiate win-win agreements. * Draft contracts via DocuSign and coordinate handoff through to closing. Relationship Building * Build rapport quickly, earn trust, and maintain long-term relationships with homeowners, agents, and investors for repeat and referral opportunities. Tech Stack * Operate efficiently across our integrated systems: Salesforce, PropStream, Dialpad, Excel, DocuSign, Calendly, Slack, Gmail, and Microsoft Office. What We 're Looking For * Active California Real Estate Salesperson License (required) * Proven experience managing a sales pipeline with consistent follow-up * Background in real estate acquisitions, sales, or transaction coordination * Strong ability to build rapport and communicate value with confidence * Excellent organizational and time-management skills * Not afraid of rejection--resilient, motivated, and coachable * Driven to succeed in a team-oriented, fast-paced environment * Familiarity with Salesforce or similar CRM systems is a plus Compensation & Benefits Base Salary: $3,200/month Commission: 10% of Net Assignment Fees Example: A deal contracted at $500K and assigned at $575K (after admin/misc fees) nets $69,250. Your commission: $6,925.
