Full description of the position
We are a new home builder in the Maryland, and Pennsylvania area. We are currently looking for an experienced New Home Sales Representative in Adams County, PA. BASIC FUNCTION Sell homes at the established sale price and velocity. Generate a high level of customer satisfaction and uphold the reputation of the company. ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned to meet business needs. * Meet or exceed sales goals. * Obtain and maintain product knowledge and use this knowledge to gain competitive advantage. * Continually improve industry knowledge. * Perform all duties associated with the sales process. * Follow up with prospects. * Track the loan and any other contingencies. * Keep customer informed as to home and loan status. Troubleshoot problems and respond to inquiries with a sense of urgency. * Service customers during construction of homes. * Keep construction department informed about changes and selections. * Maintain constant awareness of all competition's prices, floor plans, special discounts, promotions, etc. * Keep abreast of financial conditions and programs available and utilize information to enhance competitiveness. * Develop and maintain relationships with area brokers to generate broker co-ops. * Execute and follow through on paperwork with maximum efficiency and accuracy. * Keep current on knowledge of company procedures and policies. * Maintain professional appearance and office standards. * Supervise and train sales assistants. * Generate buyer referrals. Maintain good rapport with existing homeowners in order to meet or exceed referral goals. * Develop alternate ways to generate prospects. * Establish realistic expectations in the mind of the buyer. * Maintain knowledge of community demographics, everything pertaining to area schools, shopping, parks, churches, etc. * Ensure that model home is staffed during posted hours and open on time. * Maintain exceptional presentation in the models and community. * Coordinate and attend settlements. * Participate in pre-construction meetings. Attend weekly sales/production status meetings. * Complete and hand in accurate reports in a timely manner. * Uphold the company values and adopt the company habits. Know the company vision, mission and objectives. * Adhere to all Fair Housing laws. * Conform with and abide by all regulations, policies, work procedures and instructions * Conform with all safety rules and use all appropriate safety equipment Qualifications/Requirements * Strong leadership skills * Exceptional analytical and problem solving abilities * Ability to work and interact with departments throughout the organization * Exceptional written and verbal communication skills * Proficient knowledge of Microsoft Excel and Word Education/Training/Experience * Preferred: Five years' experience in new home sales * PA Realtor's license * Proven supervisory experience * Experience with Microsoft Office Physical Demands The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
