Full description of the position

Regional Sales Manager (*Portland) Full-Time Purpose = The reason this job exists The Regional Sales manager is responsible for overseeing sales in their respective region. They will work together with Pahlisch Real Estate Agents and the Senior Director of Sales to facilitate home sales and transactions. Attributes = The behaviors or traits required to do the job * Intentional * Innovative spirit * Servant's heart Responsibilities =The essential actions required of the job. * Meet or exceed established sales targets through effective sales training and development * Train and motivate the sales staff in your region using the Jeff Shore method of customer interaction and train Pahlisch processes and procedures. * Be accountable to each community's sales absorption pace and profit margin goals. * Recruit, network and hire new sales agents. Always have a bench of "A" players waiting until we have an opening. * Negotiate each offer, counter-offer, repair and miscellaneous addendums in your region within the established community guidelines. * Follow and understand each community's competition. Their prices, their specifications, their pace, their overall strategy. Make sure your agents know them as well. * Assist the agents in converting traffic into sales. Have a one-on-one meeting with each agent and visit each community weekly and hold the agents accountable for follow-up, conversion, and backlog management. * Ensure that each customer has an excellent buying experience and creates a Pahlisch Raving Fan. * Have a weekly sales meeting with the goal of new home sales skill development, construction knowledge, real estate market topics, and perfecting company processes and procedures. * Assist the Senior Sales Director with market data/specification analysis for competitive market analysis. * Be a Leader and use the company playbook as a guideline for decision making. * Assist in the implementation and adoption of systems that allow scalability * Become the regional master of Builder MT and Sales Simplicity. Require and hold the agents accountable to fully live within the system. * Solve on-site problems to the best outcome for the company mission and customer experience. Directly work side-by-side with Production, Purchasing, and Design to resolve issues. * Requirements = The education, skills & experience required * Must have a valid Real Estate license in state of assigned communities * 5+ years of residential new home sales experience * Advanced computer skills with an emphasis on Microsoft Office suite * Valid and unrestricted drivers license Competencies = The skills required to do the job. * Collaboration: Working cooperatively with others to deliver positive results; sharing helpful information and resources in a timely manner, accommodating others' needs, and asking for help when needed to meet deadlines and commitments. * Communication: The ability to interact and exchange information effectively with others; keeping stakeholders informed of important information in a timely manner, and engaging in meaningful dialogue that results in greater clarity. * Customer Responsiveness : Identifies internal and external customers, develops an understanding of their needs, builds trust with them, and always seeks to enhance the customer experience. * Positive Energy : Engaging with coworkers in cheerful, respectful, polite manner; contributing constructively to conversations and team meetings and avoiding behaviors that drain energy from others. * Problem-Solving/Critical Thinking : The ability to analyze workplace problems, come up with creative solutions, and then to test and effectively implement the solutions within the scope of responsibility. * Solution-Focused: Solutions-focused people don't let workplace problems stop their progress. Outcomes = The measurable results from the job responsibilities * Meet/Exceed budgeted monthly sales targets * Ensure delivery of > training per month to agents based on identified areas of weakness * Average Salesperson receives >8 time-of-close NPS surveys per month * At least 2 agent sales rallies with prepared presentations per month * Submit monthly local market competition report * Role will require frequent travel between Portland Metro and SW Washington
