The Sales Director serves as the face of Torque Motor Suites, leading the development and execution of Torque's platform wide sales strategies. This individual must have a deep understanding of luxury sales, marketing and ideally knowledge of high-end/collectible vehicles, along with strong networking and proactive sales abilities. Torque, a division of Neyer Properties, specializes in personal storage and entertainment spaces designed for high-end vehicles and other luxury possessions. Torque develops individual commercial condo units within each building, selling them to collectors, entrepreneurs, and enthusiasts. Torque currently operates in Cincinnati, Birmingham (AL), and Indianapolis, with future locations planned in Tennessee, Chicago, and beyond. The Sales Director will drive the overall sales strategy across these and future markets. This position reports directly to the Director of Investment Strategy. Responsibilities: * Market Development & Lead Generation * Identify and engage key influencers, brokers, and partners 90 days after land is put under contract in each new market. * Build relationships with local business owners, car collectors, entrepreneurs, country clubs, auto clubs, and luxury car dealerships. * Analyze demographics and wealth distribution in each location to assess market viability. * Oversee and coordinate remote sales teams to drive lead generation and conversions. * Marketing & Brand Development * Collaborate with the Marketing team to refine brochures, websites, flyers, case studies, condo listings, site signage, and other promotional materials. * Assist marketing team to ensure all materials effectively communicate Torque's unique value proposition. * Collaborate with the marketing team for social media engagement and track website inquiries to optimize digital marketing efforts. * Develop and implement strategies to enhance brand recognition and position within the luxury automotive and real estate industries. * Sales & Transaction Management * Manage the reservation, buyer deposit, sales contract, and closing process, working closely with Torque's legal and management teams. * Oversee the on-site sales office, if applicable. * Adjust sales strategies based on market trends to ensure strong sales velocity. * Event Planning & Industry Engagement * Assist marketing team with the planning of grand openings, groundbreakings, corporate events, sponsorships, and industry-related events. * Leverage events to strengthen industry connections and generate qualified leads. Success Metrics: * Secure a minimum of 20% unit reservations before land acquisition. * Meet or exceed monthly sales goals. * Provide weekly reporting on outreach and sales leads. * Ensure at least 65% of units are sold during construction. Core Competencies & Qualifications: * Bachelor's degree in Sales, Business Management, or a related field. * 5+ years of sales experience, with at least 3 years targeting luxury and affluent clientele. * High-end and collector vehicle expertise is preferred. * Strong organizational skills, attention to detail, and professional demeanor. * Proven ability to work strategically with executive leadership. * Proficiency in Microsoft Office and CRM platforms. * Strong oral and written communication skills. * Experience in social media marketing is a plus.
