Gray Property Group is a multifamily real estate investment, brokerage, and management firm operating throughout Southern and Seacoast New Hampshire, and Florida's Gulf Coast. Founded in 2019 by Nick Gray, the company owns and operates $9M of real estate and manages approximately $30M in total assets. On the brokerage front, we cater exclusively to fellow investors and are proud to have achieved multiple record sales for seller clients and secured many below- market deals for buyer clients. The Property Manager will report directly to Nick Gray and act as the primary point of contact for landlord clients and tenants. The Property Manager will also directly handle Gray Property Group portfolio's financial administration (rent collection, bill pay, and owner reporting) and oversee the Company's leasing agent and maintenance team. Finally, as the steward of Gray Property Group's property records, the Property Manager will be responsible for onboarding new landlord clients into our system. We are looking for a business-minded professional who, through effective organization and time management, can perform well under pressure even when forced to multi-task. The role requires strong attention to detail and a basic understanding of accounting because the Property Manager will be responsible for safeguarding significant amounts of corporate and client funds. It is also imperative that the person in this position presents and communicates well because he/she will work in a client and tenant facing role everyday. At least 2 years of property management experience is required. The Property Manager's responsibilities are as follows: * Collect rent and pay bills through the Company's property management software * Reconcile property bank accounts, ensuring that all income and expenditures are properly recorded * Prepare and send monthly financial reports to landlord clients * Correspond with landlord clients and tenants regarding their ongoing needs * Supervise and collaborate with leasing agents to quickly rent apartments at full market rate * Supervise and collaborate with the maintenance manager to ensure that work orders and improvement projects are completed on-time and within budget * File for eviction and small claims against tenants on an as-needed basis * Onboard new landlord clients and their tenants into our system * Meet with Nick Gray for weekly check-in meetings The Property Manager's required qualifications are as follows: * Proven experience as a property manager, ideally in position(s) with a finance or accounting focus * General understanding of federal and state landlord/tenant laws * Knowledge of building practices and common repair/maintenance tasks * Strong computer skills including MS Office, Google Drive, and property management software * Exceptional communication and writing skills * Proper organization and attention to detail * Solution oriented mindset with proficient problem solving skills * Commercial awareness partnered with a creative mind * High school diploma or GED required, college degree preferred. The Property Manager position is a 40-hour per week commitment and will provide starting pay of $60,000/year or more depending on experience with 12 days of PTO per year, 9 company holidays per year, and options for a Harvard Pilgrim healthcare plan and dental/vision insurance plans. Bonus incentives will be discussed at the interview stage. The expected schedule is Monday through Friday 8:30 AM - 5:00 PM.
