Full description of the position
Summary This position requires full-time onsite work. The Leasing Manager is responsible for driving the leasing and marketing efforts efforts for a portfolio of properties. Provide leadership to the leasing team and set leasing goals and develop strategies for achieving budgeted occupancy. Collaborate with the General Manager to ensure events and marketing campaigns are executed. Contribute to the resident mix with a positive customer satisfaction goal. Interface with prospects and residents by responding to leasing and general inquiries; scheduling and conducting tours; coordinating with appropriate management staff to address prospect or resident issues; initiating prospect follow-up; assisting with online property postings and marketing; and responding to social media reviews. Responsible for identifying prospects and building relationships with future and current residents. Provide a high level of customer service and demonstrate consistent professionalism as a Westhome representative. Essential Duties and Responsibilities include the following but are not limited to: * Ensure achievement of the property's revenue and occupancy goals by directing the property's marketing, advertising, and sales activities. * Oversee on-site traffic, make recommendations on rent pricing and concessions, and monitor the day-to-day leasing activities. * Manage the leasing team and leasing activity in maintaining excellent customer service and achieving leasing goals. * Understand market and marketing trends to impact leasing efforts. * Develop and implement resident retention programs (i.e., events, campus outreach, promotions, resident functions, etc.). * Provide a complete in-person leasing experience by demonstrating the community and apartment/model and applying product knowledge to clients by communicating the features and benefits. Maintain a monthly closing ratio of 30%. * Leverage virtual technologies to conduct remote tours, where applicable, and generate interest in the communities by answering questions regarding property offerings, resident experience, and local amenities. * Review and audit lease files to ensure policies and procedures are adhered to. * Assist with resident concerns, questions, and work orders by providing excellent customer service with follow-through and resolution in collaboration with the general manager. * Maintain prospect and resident satisfaction ratings based on explicit criteria set forth by the company. * Ensure effectiveness of staff through training and coaching in compliance with training guides and standard operating procedures (SOPs). * Assist in the recruitment and interview process of the leasing team. * Other onsite duties, as assigned. Competencies * Ability to provide professional customer service to all levels of contacts via phone, email, and text message communication. * Ability to determine the needs of prospects and residents through effective listening and inquiry. * Ability to multi-task and shift priorities quickly in a fast-paced leasing and customer service environment. * Strong commitment to detail with the ability to manage tasks efficiently and meet deadlines. * Strong communication skills with effective interpersonal skills. * Proven ability to work with a team and drive results. * Ability to work both autonomously and collaboratively in a team environment. * Fosters teamwork and a positive, results-driven work atmosphere. Skills and Experience * Minimum 1-3 years' experience leasing one or more multifamily properties onsite. * Educational diploma or degree preferred. * Familiarity with customer service principles and practices. * Experience with Yardi and Rent Cafe CRM systems, a plus. * Highly proficient technical skills, specifically MS Office. Database experience preferred. * Strong administrative skills. * Speak English fluently; Spanish proficiency is a plus. Physical Requirements and Working Conditions * Works in an onsite, office environment to perform leasing duties and address prospects'/residents' needs. * Frequently stand, walk, and interact with onsite staff, prospects, and residents. * Frequently speak, read, write, and use a computer keyboard and telephone. * Frequently bend, stoop, kneel, and reach. * Occasionally lift, carry, push, and pull materials and objects up to 50 pounds or heavier, with assistance and/or the use of proper equipment. Other Requirements * Driving is required. * Must have reliable transportation, a valid driver's license, a clean driving record, and evidence of auto insurance, in addition to remaining insurable under company's liability insurance policy. * Flexibility to travel to multiple locations within the local portfolio. * Scheduling flexibility is required as shifts may require varied and/or weekend hours.
