The role involves a variety of responsibilities aimed at maintaining a well- managed property and ensuring tenant satisfaction. This includes: 1. Collecting Rent: Regularly receiving rental payments from tenants, ensuring timely processing and maintaining accurate financial records. 2. Inspecting Units and Grounds: Conducting routine inspections of individual rental units as well as common areas and outdoor spaces to uphold cleanliness and safety standards. 3. Resolving Tenant Issues: Acting as the primary point of contact for tenants to address and resolve any complaints or concerns they may have, fostering a positive living environment. 4. Managing Lease Agreements: Administering lease contracts, including renewals and terminations, and ensuring that all terms and conditions are understood and adhered to by both parties. 5. Addressing Maintenance Concerns: Responding promptly to maintenance requests and coordinating repairs by working closely with maintenance staff and contractors to ensure issues are resolved efficiently. 6. Enforcing Property Rules: Monitoring tenant adherence to community guidelines and property rules, addressing violations in a consistent and fair manner. 7. Meeting Prospective Tenants: Conducting property showings and providing potential renters with detailed information about available units, amenities, and leasing procedures. 8. Overseeing On-Site Staff: Supervising maintenance personnel, janitorial staff, and other on-site employees, ensuring they fulfill their duties effectively and support overall property management goals. 9. Conducting Move-In and Move-Out Inspections: Performing thorough inspections when tenants move in and out to assess property condition, document any damages, and manage security deposit returns. 10. Handling Rent Arrears: Managing accounts for tenants who fall behind on rent, developing repayment plans when feasible, and taking appropriate measures to recover overdue payments. 11. Performing Follow-Ups: Regularly checking in with tenants to ensure their ongoing satisfaction and quickly addressing any new issues or concerns that may arise. These responsibilities contribute to the overall efficiency of property management and help create a welcoming and well-maintained living environment for all tenants.
