Full description of the position

BASICS SALARY RANGE * $17.50-$19.50 STATUS * Hourly CLASSIFICATION * Operator LOCATION * Admin office as primary location with regular property visits SCHEDULE * Monday-Friday, 8:00am-4:30pm, No unapproved overtime SUPERVISOR * Leasing Manager DATE LAST UPDATED * April 2025 ABOUT US Greccio Housing is a local nonprofit that exists to create stable, safe, and supportive affordable housing options for low-income individuals and families who work and live in the Pikes Peak region. Beyond providing affordable housing to lower their cost of living, we offer access to a variety of services, guidance, community events, educational workshops, and ongoing assistance that helps on their path toward self-sufficiency and financial independence. Through Greccio Commercial, we are also able to offer property management services. CORE RESPONSIBILITIES Regulatory and Compliance Management * Ensure Federal Fair Housing compliance * Ensure federal, state, and local regulatory compliance * Ensure resident covenant compliance Leasing Coordination * Identify and match qualified prospective residents to available properties * Perform prospective residents pre-screening and apartment showings * Prepare, present, and enforce leasing documents for move-ins, renewals, and move-outs Resident Relations and Communication * Receive calls and in-person visits, listen to resident requests, concerns, and comments * Prepare resident communications Property Inspections and Maintenance Coordination * Conduct property inspections and inform maintenance staff of issues, driving required * Manage on-site unit inspections bi-annually and as needed Administrative and Miscellaneous Support * Manage resident account records (paper and electronic) * Other duties as assigned Demonstrate: * Commitment to the mission * A heart for resident * Successful habits in business * Respect for coworkers * An expectation of excellence * Appreciation for Greccio's history * Vision for the future * Servant-leadership in all that you do REQUIREMENTS Education * High school diploma or GED Experience * 5+ years in a high-demand, fast-paced, customer-facing environment * 2+ years in affordable housing leasing preferred Skills * Excellent written, verbal, and technical communication skills * Proficient in Microsoft Office * Ability to quickly learn and work in software, with Yardi familiarity preferred * Bilingual preferred Personal Characteristics * Strong commitment to affordable housing, client relations, and agency mission * Professional in appearance and actions, detail-oriented, and organized with the ability to work independently while improving efficiency * Effective problem-solver with the ability to resolve challenges quickly * Thrive in a fast-paced environment, consistently meeting and exceeding expectations * Acceptable background check, including criminal, driving, and references INCENTIVES & PROFESSIONAL DEVELOPMENT Occupancy Bonuses Promotion to Leasing Agent II * Certified Apartment Manager (CAM) training * Poverty Solutions Workshop Greccio Housing is committed to creating a safe and supportive environment for our staff, residents, and community.
