We're seeking a skilled property manager to join our team. In this role, you'll coordinate maintenance and repairs, prepare budget and expenditure reports, oversee marketing and advertising efforts, and ensure all property operations adhere to local and federal laws. Responsibilites: * Maintain property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises. * Establish rental rates and calculate overhead costs, taxes, depreciation, and profit. * Advertise vacancies to attract residents, obtain referrals from current residents, and explain the advantages of location and services. * Negotiate leases, secure contracts from residents, and collect security deposits. * Collect rent, prepare an annual budget, schedule expenditures, and correct variances. * Maintain properties by investigating and resolving resident complaints, enforcing occupancy rules, inspecting vacant homes and completing repairs, planning renovations, and contracting with landscaping. * Secure property by contracting with the security patrol service, installing and maintaining security devices, establishing and enforcing precautionary policies and procedures, and responding to emergencies. * Enforce occupancy policies and procedures by confronting violators. * Prepare financial reports by collecting, analyzing, and summarizing data and trends. * Reach organization goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value. * Expected to be available even after hours for emergencies. Qualifications: * Ability to communicate effectively with property owners, vendors, and residents. * Strong negotiating and interpersonal skills for handling conflict resolution. * Familiarity with applicable local, state, and federal laws and regulations. * High level of organization and attention to detail. * Financial skills, such as budgeting, accounting, and analysis. * Sound judgement and decision-making skills. * Great customer service and team management skills. * Experience in marketing and advertising for a similar brand.
