Full description of the position

This role also includes oversight of new construction, vendor and subcontractor coordination, and working across teams to ensure all properties are maintained to a high standard. As a new and evolving position, responsibilities may shift based on the season, project load, or operational needs. Travel between properties is required. First-Year Focus Assess all existing structures (lodge, bunkhouse, cowboy camp, Horizon movie set, etc.) * Create punch lists detailing urgent, short-term, and future improvements * Develop a multi-year maintenance and improvement plan with timelines and budgets * Identify and propose low-cost, high-return development ideas (e.g. glamping, cave Airbnb) * Draft seasonal maintenance schedules for staff housing (e.g., HVAC filter changes, safety checks) * Create guest manuals and property instructions for rental units (similar to Airbnb welcome books) Key Responsibilities Infrastructure & Maintenance Oversight * Assess and maintain all physical infrastructure including utilities, lodging, and recreational spaces * Ensure all recreational and rental properties are clean, safe, operational, and visually appealing * Standardize and implement basic maintenance routines across properties * Perform regular check-ins on unoccupied or off-season properties to identify issues early New Construction & Renovation * Lead small to mid-scale builds, remodels, and renovation projects from concept to completion * Source, manage, and hold subcontractors and vendors accountable to quality, cost, and timelines * Explore cost-effective alternatives to high-cost proposals when appropriate * Ensure all work complies with safety and permitting standards * Use Wrike (or similar software) to track projects, materials, and timelines Preventive Maintenance & Responsiveness * Establish seasonal systems like snow removal, HVAC service, and routine inspections * Act quickly to resolve urgent issues such as guest complaints, system failures, or weather damage Guest Readiness Standards * Maintain rental readiness standards for short- and long-term rentals * Ensure properties are consistently stocked, maintained, and guest-ready Collaboration & Communication * Coordinate closely with the COO on planning, approvals, and direction * Work cross-functionally with ranch operations, Redd FX leadership, Property & Hospitality Coordinator, and office staff Budgeting & Reporting * Build and manage annual maintenance and capital improvement budgets * Track project costs and material usage; report regularly on progress and needs Performance & Effectiveness Areas * Responsiveness: Quickly address property or guest issues, especially those impacting safety or operations * Preventive Maintenance: Reduce long-term repair costs through routine seasonal upkeep and planning * Property Check-Ins: Regularly inspect active and inactive properties for damage, pests, or maintenance needs * Vendor Relationship Management: Build and manage a reliable network of subs and service providers * Guest Experience: Ensure properties meet hospitality standards at all times * Adaptability: Adjust focus based on shifting priorities, weather, seasons, and guest needs Qualifications 5+ years experience in construction, property management, or ranch operations Active contractor's license (required) Proven experience overseeing projects, budgets, and vendors Skilled in both strategic planning and hands-on maintenance Familiarity with rural infrastructure, hospitality, or multi-property operations Comfortable traveling between properties and performing physical tasks as needed Valid driver's license with a clean driving record Ability to lift 50 lbs and work outdoors in variable conditions Must maintain confidentiality when handling operational or personal property information Employment may be contingent upon passing a background check
