Leasing Agent & Property Manager Job Description Position: Full-Time Leasing Agent Primary Responsibilities: As a Leasing Agent, you will play a key role in property management by handling leasing activities, tenant relations, and overall property oversight. Your primary focus will be ensuring excellent tenant satisfaction while maximizing occupancy and property performance. Leasing & Tenant Relations: * Maintain strong leasing abilities to secure qualified tenants efficiently. * Respond promptly to leasing inquiries, schedule and conduct property tours. * Ensure compliance with Fair Housing laws and company leasing policies. * Assist in taking marketing photos and posting listings using Appfolio. * Generate and send lease agreements accurately and efficiently. * Conduct move-in and move-out inspections, documenting unit conditions. * Address tenant concerns, field noise complaints, and manage tenant-related issues. * Communicate property updates and maintenance notices to tenants. Property Management & Maintenance Coordination: * Oversee the condition of the property, ensuring strong curb appeal and cleanliness. * Monitor and manage vacant unit turnovers, coordinating with maintenance and vendors. * Maintain knowledge of water shut-offs and building-wide emergency protocols. * Send building-wide notifications regarding maintenance work, including plumbing, landscaping, or exterior renovations. * Record and track completion of work orders, ensuring timely resolution. * Coordinate with maintenance staff and third-party vendors to uphold property standards. * Ensure all units comply with company and local regulations. Financial & Administrative Duties: * Collect and record rent payments, assist with light accounting tasks. * Maintain records, reports, and leasing documentation within Appfolio. * Prepare leasing reports and ensure data accuracy in Excel, Microsoft Office, and Outlook. * Assist in managing petty cash for necessary property-related purchases. Qualifications & Requirements: * Minimum of 2 years of experience in residential leasing or property management. * Proficiency in Appfolio Property Management Software preferred. * Strong knowledge of Fair Housing laws and property regulations. * Ability to perform simple math calculations and maintain accurate records. * Exceptional organizational, written, and verbal communication skills. * High level of professionalism and commitment to customer service. * Must be detail-oriented, adaptable, and able to multitask in a fast-paced environment. * Reliable transportation, valid CA driver's license, and insurance required. * Must pass background check, criminal history check, and employment verification.
