Full description of the position
Overview The Asset Manager will be responsible for the strategic oversight of a growing portfolio of multifamily affordable housing properties, currently including 5 stabilized properties (1,000 units), two value-add acquisitions in progress (350 units), and a growing pipeline of 3-5 development projects coming online over the next 18 to 36 months. This role will partner closely with the Property Management, Development, Finance, and Construction teams to maximize asset performance, compliance, and long-term value. The Asset Manager reports to the Senior Vice President, Affordable Housing Development. With 1,000 units currently under management and an active pipeline of acquisitions and new developments, we are growing rapidly to address critical housing needs across the region. We provide comprehensive in-house property management, construction, and development services with a long-term commitment to the communities we serve. Essential Accountability/Key Responsibilities: Portfolio Oversight & Performance * Monitor asset-level performance across stabilized and transitioning properties. * Analyze monthly financials, operating statements, and budgets. * Identify operational inefficiencies, cash flow challenges, and opportunities to improve NOI. * Oversee capital improvement plans, lease-up strategies, and value-add initiatives. Strategic Planning & Reporting * Develop and maintain asset management plans for each property. * Prepare investor and internal performance reports and KPIs. * Support strategic planning around refinancing, recapitalizations, or dispositions. Acquisition & Development Support * Conduct asset-level underwriting on acquisitions. * Participate in due diligence for new investments. * Partner with development teams to provide market comps, lease-up projections, and long-term pro forma analysis. Compliance & Risk Management * Ensure regulatory compliance with HUD, LIHTC, and other affordability requirements. * Monitor property insurance, risk mitigation strategies, and reserve funding levels. * Ensure adherence to loan covenants and reporting requirements. Collaboration & Leadership * Serve as a liaison between Property Management, Development, and Executive Leadership. * Help implement best practices in asset optimization and property operations. * Supervise or mentor junior analysts or coordinators as the team scales. Qualifications * Bachelor's degree required (Finance, Real Estate, Urban Planning, Business, or related). * 5+ years of experience in asset management, real estate finance, or affordable housing. * Strong financial modeling and analytical skills (Excel proficiency required). * Familiarity with LIHTC, HUD, Section 8, and other affordable housing programs. * Proven ability to work across teams and manage multiple priorities. * Excellent communication and presentation skills. Preferred Qualifications * Master's degree (MBA, MRED, or similar) is a plus. * Experience with Yardi, RealPage, or other property management/accounting systems. * Familiarity with Florida markets or Southeast U.S. real estate.
