Full description of the position

Job Description: Overview As "Manager in Training", assumes responsibilities of Property Manager in absence of Property Manager, otherwise performs administrative functions in support of the apartment community while assisting the Property Manager in meeting the goals of the company by performing the following duties. ESSENTIAL DUTIES AND RESPONSIBILITIES include the following: Other duties may be assigned. Verifies, allocates, and posts details of business transactions to subsidiary accounts in journals or computer files from documents such as leases, invoices, receipts, and check stubs. Scans records and files to identify dates requiring administrative action such as lease expiration dates, delinquent accounts, 3-day pay or quits, and unlawful detainers. Starts monitors correct process associated with delinquent rent. Collects delinquent account balances from previous residents. Prepares all weekly and monthly reports. Audits all new and current lease agreements and resident files for accuracy. Files documents, correspondence, and other records in resident files. Composes and prepares routine correspondence, rental notices and letters. Assists in preparation of accounts payable voucher, computer input and tracing of invoices. Trains staff on property's computer systems and programs. Schedules maintenance service renovations of vacant apartments and verifies completion. Acts as Manager in absence of Property Manager. Reports all work related accidents to the appropriate insurance company, the Property Manager, and the Risk Manager within 24 hours of notification. Makes certain employee gets initial and follow up medical treatment. Investigates each accident thoroughly and promptly. Performs Leasing Consultant duties as needed. Creates a positive environment for the staff and promotes a quality living experience for the residents. ESSENTIAL JOB FUNCTIONS Maintains regular, predictable and punctual attendance. SUPERVISORY RESPONSIBILITIES Directly supervises 1 or more employees in absence of Property Manager. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities may include training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems. Ability to deal with problems involving several concrete variables in standardized situations. CERTIFICATES, LICENSES, REGISTRATIONS Attend Fair Housing Training / sign acknowledgment. Current driver's license and auto insurance. The employee is occasionally exposed to fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock. The noise level in the work environment is usually moderate. The employee is frequently exposed to high pressure demands from the property owner to maintain high occupancy (above 95%) while promoting positive resident relations. Employee may be subject to frequent complaints from residents. The employee will be required to work overtime to complete reporting assignments. OTHER QUALIFICATIONS Bilingual preferred (English/Spanish) Computer proficient in windows-based environment.
