Essential Functions: * Provide prospective residents with information about apartments and the community, scheduling property tours. * Lease apartments at an acceptable percentage of total prospects. * Clearly explain all lease and community policies to new and current residents. * Accurately and efficiently complete all leasing paperwork, including applications, lease agreements, and move-in packets. * Collect security deposits, rent, and other move-in funds. * Effectively communicate work orders to the Maintenance Department. * Close out and follow up on service requests. * Conduct follow-up calls and send thank-you notes to prospects. * Assist with marketing efforts, including promotions and advertisements. * Maintain knowledge of community pricing, vacancies, lease expirations, and unit availability. * Ensure compliance with Fair Housing laws and regulations. * Monitor and evaluate property advertising and response effectiveness. * Prepare monthly competitive market surveys and analyze real estate trends. * Monitor current and future vacancies to ensure leasing goals are met. * Identify leasing challenges and provide solutions to the Property Manager. * Inspect vacant apartments to ensure readiness for prospective residents. * Assist with property curb appeal and overall appearance. * Foster positive resident relations and assist with renewal programs. * Attend training seminars and engage in local community networking. * Assist in organizing resident activities, events, and newsletters. * Escort vendors or contractors to resident apartments as needed. * Maintain a professional and courteous demeanor at all times. * Perform other duties as assigned. Qualifications: High school diploma or equivalent required ; college degree or related coursework preferred. Minimum of one year of sales experience ; customer service background is a plus. Strong communication and organizational skills. Basic math skills and computer literacy (familiarity with Microsoft Office and AppFolio preferred). Valid driver 's license, auto insurance, and a good driving record. Bilingual (English/Spanish) preferred. Physical & Work Environment Requirements: * Ability to read, interpret, and communicate written or verbal instructions clearly. * Work inside and outside in all weather conditions. * Ability to lift, push, pull, or carry up to 15 lbs. * Office and residential property environment.
