Job description We are seeking a personable and customer service-oriented individual to join our team as a Leasing Consultant. In this role, you will be responsibly for assisting prospective residents in finding their ideal home within our community. You primary focus will be providing exceptional customer service, fostering positive relationships with residents and prospects, ensuring a smooth leasing process, and assisting with the day-to-day operations of our community. Reports to: Community Manager Compensation: Nonexempt/Hourly. Position eligible for additional hours. Leasing and Renewal commission eligible. Qualifications Education : A high school education or equivalent is required. Previous sales or customer service experience required. College degree or some college coursework preferred. Skills : The position requires the ability to effectively interact with people and present a positive, professional image. The primary function of the position relies upon the following: * Communicate details of the community to prospects & overcome objections to leasing * Confident in selling the 5-P's - people, product, price, place and promotion * Create sense of urgency to the prospect * Not being hesitant in closing the sale, asking and receiving deposits to secure an apartment In addition, the position requires the following: * Ability to read, write, and communicate effectively to comprehend and complete legal documents, sell/explain apartment features, and answer questions. * Ability to apply sales skills, such as generating prospective leads, conducting sales presentation and qualifying prospects. * Proficiency in word processing, property management software (preferably Onesite), and spreadsheet management in order to complete the required reports and employment documents. * Possess mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals and fractions, and calculate percentages in order to complete financial records, budgets, and other reporting information. * Proficiency in using and navigating the internet for marketing, advertising, and sales related circumstances including Craigslist, Google, and social media platforms. Physical Requirements: The physical demands described are representative of those that must be met by an employee to successfully perform the essential functions of the job. Reasonable accommodation may be made to enable individuals with disabilities to perform the essential functions of the job. * Requires the ability to sit or stand for long periods of time, with frequent interruptions, including reaching, bending, or carrying. * Requires manual dexterity with normal hand/finder movement and coordination. * Occasionally lifts, carries, positions, or moves objects weighing up to 25 lbs. * The position requires the ability to access all units to show prospective residents, inspect the premises, and deliver notices as required. * Assist with emergency measures as required, and the ability to withstand all weather conditions including temperatures in excess of 90 degrees and temperatures below 32 degrees. * Requires the ability to drive an automobile in order to perform outreach marketing or attend meetings. Licenses : Valid driver's license and current automobile insurance. Attendance : The position requires the ability to work evenings and any of the seven days of the week, 52 weeks of the year. Individuals shall be able to work their scheduled hours on a consistent basis and, if necessary, overtime hours when requested. Equipment : Position may require the purchase of wearing the company specified closing accessories. Position requires the ability to use general office equipment including, but not limited to, computers, copy/fax machines, calculator, telephones, and safety equipment. Responsibilities Sales/Leasing : Primarily a sales position with strong emphasis on customer service, meeting goals, and achieving results. The leasing staff manages the sales process, from start to finish; presenting the apartments and community with enthusiasm, overcoming objections building relationships, and creating excitement. Is enthusiastic when providing information about the apartments and the property to the prospective resident and schedules visits to the property. Collects required information from prospective residents to qualify residents for a lease. Completes all forms and data entry associated with leasing activities. Conducts site tours, which includes showing and transporting prospects around the community, common areas, and model apartments. Quickly closes new sales and leases apartments to qualify prospects, maintaining an optimal closing ratio. Is hospitable when meeting or greeting people and determines if the property meets the client's qualification. Works closely with the property management staff to develop and implement sales and marketing strategies. Maintain an accurate and in-depth knowledge of all aspects of the community, particularly in areas such as rent and pricing information, vacancies, apartment availability, lease expirations, square footage, etc. Understands and complies with Fair Housing Laws and Standards. Monitors the property advertisements and effectiveness in effort to increase property traffic levels; maintains the Property Marketing Binder Gathers information about markets, competition, etc. and prepares Weekly Market Survey Reports to analyze the real estate market trends and conditions in the area. Monitors all vacancies and future vacancies in order to react proactively to future occupancy needs. Inspects on a regular basis all vacant apartments to ensure they are ready to show prospective residents. Conducts follow-up activity with all residents in order to establish positive resident relations. Represents the company in a professional manner at all times. Administrative & Financial: Prepare all lease-related paperwork in an accurate and timely manner. Be able to explain all lease documents to new and existing residents. Ensure all documents are completed prior to resident move-in. Follow establish policies and procedures in the qualification, screening, and acceptance of applicants for residency. Assist with managing day-to-day operations of the apartment community. Work with the property manager to direct the efforts of the on-site staff to ensure apartments are ready for move-in and are maintained in a satisfactory manner. Maintain prospect traffic, leasing data, and assist with other computer data entry as necessary. Assist with monthly closing as required. Deliver resident gifts, inspect units for move-ins to ensure units are ready and assist with planning and hosting of resident functions. Participate in company training classes and meeting, which may require air travel. Resident Retention : Deliver unmatched service to residents by exceeding their expectations. Follow the property Lease Renewal Program to proactively contact residents with expiring leases to propose renewals and close the renewal in advance of the lease expiration. Receives and corresponds with resident regarding service or other needs. Prepares work orders for service and triages requests to staff members as appropriate. Promotes positive resident relations and provides customer service and responsiveness to resident needs and concerns. Assist with planning and working resident events to promote a sense of belonging among residents.
