Overview

: We are seeking a dedicated and results-driven Property Manager to oversee the day-to-day operations of three small apartment complexes within our affordable housing portfolio. The ideal candidate will have an understanding of affordable housing compliance, exceptional organizational skills, and a commitment to providing high-quality service to residents. This role requires someone who can maintain a consistently high occupancy rate, manage timely recertifications, and ensure the properties are well-maintained and efficiently run.

Key Responsibilities

:

• Occupancy Management:
• Maintain occupancy across all three properties at 95% or higher.
• Market available units and coordinate leasing efforts with prospective tenants.
• Ensure unit turnovers are completed efficiently and within deadlines to minimize vacancy loss.
• Compliance and Recertifications:
• Ensure all tenant annual recertifications and interim recertifications are submitted accurately and on time per affordable housing program guidelines.
• Maintain tenant files in compliance with program and audit standards.
• Rent Collection:
• Collect rent payments in a timely manner and enforce rent collection policies.
• Issue late notices and coordinate follow-up, including payment plans and legal action when necessary.
• Maintenance Coordination:
• Schedule and coordinate all routine and emergency maintenance requests.
• Oversee contractors and vendors to ensure quality of work and adherence to timelines.
• Monitor property condition and ensure general upkeep and curb appeal is maintained at all times.
• Unit Turnovers:
• Oversee the move-out process , including inspections, deposit processing, and scheduling of cleaning and repairs.
• Ensure units are prepared and move-in ready within company-established turnaround times.
• Resident Relations:
• Foster a positive, respectful, and responsive relationship with residents.
• Address resident concerns and complaints professionally and in a timely manner.
• Reporting and Documentation:
• Prepare monthly reports on occupancy, rent collection, maintenance, and compliance.
• Maintain accurate records in property management software and physical files.

Qualifications

:

• 3+ years of property management experience, preferably in affordable housing (LIHTC, HUD, Section 8, etc.) helpful, but will train the right candidate
• Knowledge of compliance and recertification requirements for affordable housing programs.
• Strong organizational and time management skills.
• Excellent communication and problem-solving abilities.
• Knowledge of property management software (e.g., Yardi, AppFolio, or similar).
• Ability to work independently and manage multiple priorities across three sites.
• Flexible and willingness to be part of a team
• Valid driver's license and reliable transportation required. Job Type: Full-time Pay: $20.00 - $22.00 per hour Expected hours: 40 per week
