Job Overview : We're seeking a Full-time organized, personable, and proactive Leasing Manager to oversee the leasing process for our properties in Utah. In this pivotal role, you'll drive occupancy, build strong tenant relationships, and ensure seamless operations in Utah County's competitive rental market. As part of a small company, you'll manage a small team of 3-5 and wear multiple hats, taking ownership of leasing, tenant management, and client satisfaction while contributing to our growth through exceptional service that inspires referrals. Key Responsibilities : * Lead & Manage Leasing Team of 3-5: Supervise a small leasing team, setting performance goals, assigning tasks (e.g., property showings, application processing), and providing training on leasing processes, customer service, and compliance to ensure exceptional service delivery. * Market and Lease Properties : Create compelling listings, conduct property showings, and market vacancies on platforms like Rentler, Social Media, and our management software to attract quality tenants. * Screen and Onboard Tenants : Process applications, conduct background checks, and prepare leases, ensuring compliance with Utah landlord-tenant laws and fair housing regulations. * Tenant Relations : Serve as the primary point of contact for tenants, addressing concerns, managing lease renewals, and fostering a positive community to encourage retention. * Coordinate Maintenance : Liaise with maintenance teams and local vendors (e.g., pest control, plumbers) to resolve property issues promptly, maintaining high standards. * Administrative Tasks : Oversee rent collection, maintain accurate records, and provide reports to property owners on leasing performance and market trends. * Compliance : Ensure all leasing practices align with Fair Housing and Utah's Fit Premises Act and local ordinances, including proper handling of issues per lease terms. Qualifications : - 2+ years of experience in property management, leasing, leading/managing people or small teams, marketing, real estate is preferred. - Excellent communication and customer service skills to build trust with tenants and clients. - Proficiency in property management software (e.g. Buildium, yardi) or willingness and ability to learn. - Strong understanding of Utah landlord-tenant laws and fair housing regulations. - Ability to multitask, prioritize, and thrive in a fast-paced, small-team environment. - Valid driver's license.
