Full description of the position
Location: USC Area, Los Angeles, CA Languages: English and Chinese Our Company Established by USC alumni, our company has been providing quality student housing solutions in the USC area for 30 years. Our aim is to deliver a consistent, high quality experience for all our student tenants, ensuring that their accommodation needs are met with care, consideration, and a high standard of service. As we enter an exciting new phase of growth, we are expanding our portfolio, taking on several new properties, and optimizing operations through automation and streamlined procedures, we are seeking a full-time Property Management who is professional and organized. Good English is a must and Chinese or Spanish secondary language is a plus. Key Responsibilities: * Tenant Relations * Serve as the primary point of contact for tenants, fostering positive relationships and maintaining open communication. * Address tenant inquiries, resolve complaints, and provide prompt and professional service. * Enforce lease terms and policies, ensuring compliance by all tenants. * Handle issues related to late payments and implement strategies to address delinquent accounts. * Leasing and Occupancy Management: * Advertise available properties through various platforms to attract quality tenants. * Conduct property showings for prospective tenants and respond to inquiries promptly. * Screen and evaluate tenant applications, including background checks and credit reports, to ensure quality tenants. * Prepare and execute lease agreements accurately and in compliance with legal requirements. * Develop and implement strategies to reduce vacancies, improve tenant retention, and maintain high occupancy rates. * Financial Management: * Collect rent and ensure timely payments from tenants. * Maintain accurate financial records and prepare periodic financial reports for management. * Track and manage operating expenses to meet financial targets and budgets. * Handle tenant security deposits in compliance with local regulations * Property Maintenance and Inspections: * Coordinate routine maintenance, repairs, and inspections to insure property is in good condition. * Schedule and oversee contractors and vendors for maintenance and repairs. * Conduct property inspections regularly to identify and address any maintenance or safety concerns. * Develop preventive maintenance plans to minimize costly repairs and extend the life of the property's assets. Qualifications * Proven experience as a Property Manager or similar role. * Strong understanding of property management principles, leasing processes, and landlord-tenant laws. * Excellent interpersonal and communication skills, with a customer-focused attitude. * Solid organizational skills and the ability to prioritize and manage multiple tasks efficiently. * Proficiency in property management software and Google Office Suite. * Ability to handle financial tasks, including budgeting, rent collection, and reporting. * Problem-solving skills to address tenant concerns and resolve conflicts effectively. * A valid driver's license and reliable transportation.
