B360 is seeking a dynamic and experienced Leasing Manager to join our team and manage the leasing for our luxury residential properties. Your key responsibility will be to handle the full lifecycle of a prospect to a lease; ensuring that all leads are answered, conducting apartment tours and all necessary follow-ups, processing applications, signing leases, and converting them to move-in. * Manage the end-to-end leasing process from initial marketing across ILS, social, and print platforms to lease execution and resident handover for all existing and new residential properties at the Company. This includes assisting the leasing team with answering leads, conducting resident tours, and creating all key follow-ups. * Oversee the training of onsite leasing teams at both new and future projects by creating unified training materials that can be implemented to bring consistent brand and customer service messaging across the portfolio. * Collaborate continuously with Senior members the company on ways of optimizing leasing and resident retention at all properties in the portfolio, and attend regular status check-ins. * Collaborate with the development team on all new project conception through design, construction, and lease up process. * Leverage and expand the network of real estate contacts as well as build relationships with brokerage firms. * Create key relationships with local hospitals, educational institutions, and local employer hubs as an additional avenue for leasing and employee housing partnerships. * Improve the leasing and marketing processes to ensure that all short- and long-term goals are met. * Create and edit existing leasing documentation for both existing and new residents and ensure that all leasing documentation and resident material is consistent across the full portfolio. * Negotiate rent, lease terms, concessions, and lease renewals. * Research and prepare residential market reports including occupancy, rental rates, new developments, and comps. * Prepare Leasing and other key reports as requested. Responsibilities and Duties Leasing/Sales - Quickly understand our community's unit mix and rent pricing, application and qualification criteria, and amenities information to provide key information to prospects to effectively pitch them our offering. - Answer all lead phone calls and emails, ensuring that no lead goes unanswered. - Input all prospect information into AppFolio, our leasing and property management software. - Follow-up with all interested leads through through email marketing campaigns, phone calls, and texts. - Schedule and conduct both virtual and in-person tours of apartments for leasing. - Process applications and lease, and collect all necessary paperwork from prospect prior to move-in. - Conduct apartment walk-throughs to ensure apartment is fully cleaned with all appliances correctly installed, all lights working, etc before handing off keys to resident. Qualifications and Experience The ideal candidate should have the following qualifications: - At least 5+ years of experience related to leasing and sales, with at least 2+ years specifically in rental apartments. - Excellent verbal, written, and communication skills. - Strong time management and organizational skills. - Experience with AppFolio property management software Job Type: Full-time Pay: $75,000.00 - $80,000.00 per year Benefits: * Health insurance * Paid time off Schedule: * 8 hour shift * Monday to Friday * Weekends as needed Experience: * Property leasing: 5 years (Required) * Customer Service: 5 years (Required) Work Location: In person
