About the Role

: We are a property investment and management company seeking a reliable and detail-oriented Property Operations Coordinator to handle move-ins, move-outs, unit inspections, vendor oversight, and escalated tenant issue resolution for our Pahrump portfolio. This is not a remote job--candidates must be local and able to conduct in-person property walkthroughs on a weekly basis. This role is ideal for someone who enjoys working independently in the field, knows how to assess property conditions, and has a strong network of quality vendors.

Key Responsibilities

:

• Conduct move-in, move-out, and annual inspections, including digital photos and written condition reports.
• Source, coordinate, and oversee vendors (cleaning, maintenance, landscaping, handyman, etc.).
• Walk all units after vendor work is complete to ensure quality control.
• Handle escalated tenant complaints professionally and promptly.
• Be the primary point of contact for 24/7 tenant emergency calls (minimal volume expected but must be reachable).
• Post and mail 7-day and 30-day notices when necessary.
• Coordinate and document property turnovers and ensure timely readiness for new tenants.
• Conduct weekly property walkthroughs and identify proactive maintenance needs.

Required Qualifications

:

• Strong experience in property management or field operations (3+ years preferred).
• Hands-on knowledge of unit conditions, repair issues, and what to look for in a quality vendor.
• Excellent written and verbal communication.
• Own a reliable vehicle and smartphone with camera. Travel mileage will be reimbursed.
• Able to work independently and efficiently without micromanagement.
• Must be organized and tech-savvy enough to upload reports and photos to our portal. Preferred but Not Required:
• Familiarity with property management platforms (e.g., Doorloop).
